MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> APRIL 11,2018 <br /> The Board wanted to be certain that they covered the Variance requirements listed in the <br /> petition request such as the Land Space Requirements, frontage, and setbacks from water <br /> and wetlands prior to making a motion. <br /> Mr. Blaisdell read the Conservation, Board of Health comments into the record. <br /> Scott Goldstein made a motion to approve 31 Amy Brown petition for a Variance with the <br /> following conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a Variance <br /> under Mass General Law 40A Section 10. <br /> 2. Site Plan —Joseph M. Biknaitis, PO Box 448, Mashpee, MA, Sewage Disposal <br /> System Design, 31 Amy Brown Rd, Mashpee, MA. Sheet 1 of 1, Date: 611/15, <br /> Drawing File Name: AMYBROWN-3I—BIKNAITIS, Drawn by: MC, Checked <br /> by: MC, CC, Prepared by: Cape & Islands Engineering, Drawing Title: Septic <br /> Design Plan, Signed by Matthew C. Costa No. 1388, Land Surveyor, <br /> 3. The Board issues a Variance based on their request of 50 ft. of frontage, IL 2 ft, <br /> from,the front setback, and 3.8 ft. from the rear setback. <br /> 4. Conditioned upon all Town Department comments read into the record. <br /> 5. Amy Brown Road is not a Town accepted road until the road is brought up to Town <br /> standards. No Town Departments are responsible for any drainage issue(s) and is <br /> the responsibility of the residents of Amy Brown Road. <br /> 6. The residents of Amy Brown Road will need to maintain Amy Brown Road. All <br /> drainage will be controlled and maintained by the residents of Array Brown Road. <br /> 7. An occupancy permit will be issued after the Fire Department approves the road <br /> upgrades with a signed letter to the Building Commissioner. <br /> Mr. Blaisdell seconded, yes, Mr. Furbush, yes, Mr. Pittsley, yes, and Mr. Gould yes. <br /> All were in favor of the variance for the new house construction. <br /> 11 Hamblin Road: Owners, Jacques N. and Martha M. Morin request a Written Finding <br /> under §174-17 to raze and replace a single-family residence on property located in an R-3 <br /> Zoning District, Map 120 Parcel 34, Mashpee, MA. (Continuedfrom March 28, 2018 <br /> hearings). <br /> 11 Hamblin Road: Owners, Jacques N. and Martha M. Morin request a Variance under <br /> §174-31 (Land Space Requirements) to vary the lot size, frontage, and side setbacks, and <br /> under §174-33 (Setbacks from wetlands (coastal bank),to raze and replace a single-family <br /> residence on property located in an R-3 Zoning District,Map 120 Parcel 34,Mashpee,MA. <br /> (Continued from March 28, 2018 hearings), <br /> 3 <br />
