Selectman Marsters agreed this is an issue of concern that
has been made known, but not yet worked out with the developer.
He further~ made a suggestion that maps and proposed number of
units/acres with respect to the WhitingS Road area be provided
for interested residents of Deer Crossing for future meetings.
Mr. Storrs requested permission to- address two minor
misconceptions. Under current zoning, it is possible for cluster
subdivision lots of fifteen thousand. (15, 000) square feet; under
OSID, there is no minimum lot size.
The Town Planner clarified further no more than twenty-five
( units would be approved under clusterzoning; o ID would
depend on the amount of open space. Selectman Dinizio stated
that according to the current bar-law, O ID relates directly to
transfer of development rights as well .
Mr. Storrs addressed the concern of turning over the
development of the proposed plan. He stated site and
architectural codes, as well as zoning, would assure a level of
comfort to the Town regarding any outside participation of the
plan.
At this point, Selectman Dini io introduced Sharon Rooney,
Cape Cod Commission, as having been invited to attend all
meetings.
Unidentified Deer rossing ashpee Resident : Stated her
grave concern with regard to the density issue, especially in
Griew of the rapidly rising school costs. She stated her feelings
to be a compromise regarding open space issues should be reached
with Mashpee Commons. She suggested a green area at C, off Job' s
Fishing, where she lives .
Zimmerman/Volk Market Studer Discussion
Selectman Dinizio explained Zimmerman-Volk Associates, Inc.
have been retained by Mashpee Commons to develop a market study
in an attempt to predict the type of families who might be
attracted to the proposed project. With reference to fiscal
impact, retirees would be very desirable; as Mashpee is the
"youngest" Town on the Cape average age 2- Perhaps the
proposed mixed use would be beneficial to the Town. Selectman
Diniio thea deferred to Robert Brais, Consultant for the Town,
making reference to Memorandum/Critique, dated September 30,
1997.
Mr. Brais stated the project, as proposed, is flexible by
design. The developer is seeking something other than the
"normal" development;ent; and feel strongly this is a responsible
approach. However, the study implies an uncertainty regarding
the type of units to be developed..
Mr. Brais is recommending the developer conduct a market
- -
