This study should be <br /> considered the base line product. The Town will also request an <br /> estimate of the conunercial build-out at some point. <br /> it. Brais has further determined the study to be an <br /> optimum market position. He is recommending less desirable, <br /> albeit reasonable, outcome be presented for the benefit of the <br /> Town. it is important to establish a base line. Also, it is <br /> possible for a fiscal negative to prove an environmental or <br /> traffic positive. Mr. Brais cautioned impacts are a "package <br /> deal . " Each of the impact types have to be carefully examined <br /> (traffic, environmental, community character) . <br /> 1r. Br•a.is raised some technical issues in need of attention. <br /> The study provides for a certain number of units to be built: one <br /> hundred-twelve 112 apartments; forty-two 42 condominium <br /> flats; thirty-eight town houses: and approximately three <br /> hundred 0 single f ami l y homes; based upon five hundred 0 <br /> units, which is more than what is being proposed. on a percentage <br /> basis, sixty-two 2 percent of the units would be single <br /> family homes. <br /> Ir. The previous Committee <br /> determined the currently approved one ,hundred 1 units in <br /> ashpee Commons be added/included to that figure. <br /> With regard to the mix of units being proposed, the study <br /> has provided starter information only regarding use; complete <br /> information with regard to the number of children anticipated is <br /> requested of the fiscal impact consultant . <br /> The study does not provide current market values for Cape <br /> od l ashpee; which information is requested to be provided in <br /> order to prove the up scale profile being presented. Mr. Brais <br /> is requesting proof that the prices being proposed are realistic <br /> for the 1ahpee Community. <br /> Selectman Dinizio asked where, according to the market study <br /> information, people would be moving from and where they would be <br /> emp l ogre d, <br /> Mr. Brais commented a majority of the people moving to the <br /> Cape are retirees and families of moderate income. The question <br /> being if there are indeed jobs on Cape Cod to support the high <br /> end housing prices indicated within the study. <br /> Selectman Dinizio asked specifically if people would be <br /> expected to commute off Cape on a daily basis. Nor. Brais agreed <br /> this point has not been addressed in the market report, although <br /> it needs to be. - - <br />
