Commented on the likelihood of residents of <br /> Mashpee commons actually frequenting the village shops, as <br /> opposed to travelling to Hyannis or Falmouth discount stores i <br /> order to obtain their purchasing needs. <br /> Selectman Dinizio asked Mr. Fudala for the status of the <br /> Talanian project; to which he responded it to be very similar <br /> to the ma.shpee Commons proposal, smaller stores amidst <br /> restaurants- -there are no proposals for any large department <br /> store development . <br /> Selectman Mrsters made reference to the market study, as <br /> to what type of people/price of hones will dictate shopping and <br /> traffic habits. <br /> Selectman Dinizio asked Mr. Storrs to identify the type of <br /> retail stores being proposed. Mr. Storrs stated their intent i <br /> to build something for which there is a market, a full range of <br /> retail . The developer is under the impression "big box retail,, <br /> is unwanted in Mashpee. Mr. Storrs further stated the type of <br /> development he is proposing to be inherently more expensive in <br /> order to support what is being provided security, maintenance, <br /> waste water treatment system, etc. ) . <br /> Selectman Dinizio pointed out the amenities located on worth <br /> Market Street, such as the Stop & Shop, Bank, Liquor and video <br /> stores. The question is, will the retail shops be built for the <br /> benefit of Mashpee Conunonsresidents, Town residents, or a draw <br /> for surrounding areas. <br /> Mr. Brais commented the housing type being offered will <br /> attract self-selecting people, and by the very nature of the <br /> project, Mashpee Commons residents will tend to use it . He <br /> also pointed out the high-end residents/shoppers will most <br /> probably be a very real part of the mix of people, as well as <br /> convenience retail . <br /> Selectman ] iniio asked Mr. Storrs .if .individuals will be <br /> able to buy commercial lots; to which Mr. Storrs answered, "Yes, 1r <br /> "absolutely- -full range. ,, <br /> Mrs . Hastings stated, "I don' t think there is a meed for any <br /> more stores .' ', <br /> Mr, Dinizio pointed out there is a seven hundred thousand <br /> (700, 000) square foot footprint of retail zoned in mashpee <br /> Commons. Perhaps some of the area could be converted to <br /> residential . <br /> Mr. Weinstein inquired if the proposed retail is going to be <br /> geared to walk-in and/or visitor trade.
