Mr. Brais suggested awareness to overall growth trends be taken <br /> into consideration. The majority of people living on the Cape, <br /> earn their living on the Cape as well. The implication being <br /> there is not a large commuter market (16 . 5% employment outside <br /> Barnstable - 83 . 5% employment within Barnstable Counter - 1989) . <br /> Seasonal attributes to the labor force have also been documented. <br /> Employment Types - sales, Administrative Support, and <br /> Berrie occupations predominate ].managerial, Professional <br /> Positions - to Self Employment) . <br /> Income Sources for Cape Residents - Barnstable County ranks <br /> fairly high in per capita income within Massachusetts.. wage and <br /> Salary Employment are much lower, which is indicative of the high <br /> retirement numbers . <br /> Table 2 . - Housing Sales Statistics for Mashpee, Barnstable <br /> County and. Massachusetts as a whole - the volume of sales, <br /> including resales and new housing. There has been some growth <br /> since 1992 in both l ashpee and Barnstable County. The trend <br /> being similar to that of the Mate - the Town of Mashpee being <br /> somewhat behind the State, Barnstable Counter being slightly ahead <br /> in terns of sales volume. There is an established sales market <br /> which appears to be doing well . Additional Condominium data is <br /> included, indicating a higher rate of increase over single-family <br /> homes. <br /> Median sales Price - Half of the houses in mashpee have a <br /> selling price of less than one Hundred Four Thousand <br /> ($104, 000 . 00) Dollars; on the Cape the median price is one <br /> Hundred Seventeen ($117, 000 . 00) Dollars- Within Massachusetts <br /> half of the units sell for less than One Hundred Thirty-Six <br /> Thousand ($136, 000 . 00) Dollars . A range of market-types is <br /> indicated by these statistics. -r. Brays feels it is an <br /> important fact that Mashpee prices are below those of the State. <br /> On the whole, the growth rate has been below that of the state as <br /> well. <br /> Condominiums - The data indicates a reduction in sales <br /> prices; Transactions ranging between ninety and one hundred; <br /> Ninety - Ninety-Eight Thousand ($90-98, 000 . 00) Dollars being <br /> the true median. Mr. Brais mentioned replacement value and <br /> depreciation of the dwellings should be considered. Town houses <br /> being considered as comparable are in the price range of <br /> Seventy - Eighty - Ninety Thousand ($70-80-90, 000 . 00) Dollars . <br /> Selectman Marsters requested Mr. Brais to explain the term <br /> "median. " to which Mr. Brats answered., "Half were sola above that <br /> price, and half sell below. " The median is used because it is <br /> possible for the average to be distorted by the far ends of the <br /> range. <br /> Selectman Marsters stated that at some point in the future, <br /> -4- <br />
