from the committee for Commercial Market for Retail and Office <br /> Space based upon current zoning and the proposed plan. The draft <br /> indicates that under the traditional neighborhood approach, the <br /> Market could support an additional 492, 000 square feet of first <br /> floor space in the community, neighborhood and free standing <br /> specialty retail approach to the market. If the zoning remains <br /> the same, and a standard shopping center approach went forward, <br /> the market would support ars additional 819, 000 square feet of <br /> regional, free standing specialty space at the site. <br /> mr. Brais questioned the feasibility of constructing the <br /> 819, 000 square feet in addition to what .is currently built on <br /> site (250, 000 square feet) , <br /> Selectman Rini io determined the issue to be what the 'down <br /> desires by war of its future character. The question being <br /> although it is zoned for 1 . 5 million square feet, the market will <br /> bear 800, 000 square feet. And that traffic ,issues will be <br /> evaluated as part of the future process. <br /> Mr. Brais distributed Unit Mix, between permanent r'esi.dents <br /> and seasonal residents in the low scenario, informati.on to all <br /> members of the Committee. <br /> Gantt Chart <br /> N±. Storrs explained the report has been updated and amended <br /> to contain much more information and is more realist.c than the <br /> original information handed out previously. <br /> Selectman Dinizio asked if Mr. Brais had analyzed the <br /> material . <br /> Mr. Brais said that he had rade similar adjustments to the <br /> original . He suggested a review of the informational meetings, <br /> as to whether or not they would be geared towards certain of the <br /> impact analysis. He also commented on the review periods, noting <br /> the time period set out for the water/waste water analysis <br /> appears to be tight, <br /> Selectman Dinizio inquired as to the process of the waste <br /> water analysis . <br /> Mr. Storrs responded that a total waste water flow from the <br /> high range residential by type of unit, the low range residential <br /> by type of unit, and the conunercial by type, is to be assessed. <br /> Nutrient values are to be placed on the flows, thereby assessing <br /> impacts on the Quashnet and Nvashpee Rivers, if it is to be <br /> treated where the plant currently exists, or on an off site <br /> location. This will provide the voter~ comparisons of fiscal <br /> impact, waste water, and traffic differen e . <br /> Mr. Fudala reminded the Conmittee of Mr. Baker' s s on ern <br /> regarding a nutrient impact that is not waste water.
