has no objection to progress; requested the amount of area to be
developed be reduced, agreed there is a. need for affordable
housing.
John Ferguson: Stated that based upon his experience having
served on the original Committee, that Mashpee Commons Ltd.
Partnership' s proposal is in Mashpee' s best interest. In his
opinion, what has been constructed and what has been proposed
is preferable to exclusive commercial development. He feels the
off-site green areas will be an additional benefit to the Town
and suggested the Committee continue to stove forward with this
project. He declined any further comments until he has had the
opportunity to review Minutes and other pertinent information to
date.
Selectman ] iniio questioned Mr. Ferguson about the density
numbernumber8 supported by the original Committee; to which Mr.
Ferguson answered, "We discussed in the area of three hundred
(300) . 11 It was agreed this is a valid point of discussion.
Robert Lynch: Requested the opportunity for review before
rating any statements . He commented on the excellent past
performance of the Chace family, and is of the opinion they will
continue to do so in the future.
Selectman 1 arsters surmised from the testimony given that
there is faith in ma pee Commons Ltd, Partnership to construct a
favorable product, and that the question seems to be that of
density.
Mr.. Chase stated the number f four hundred was
selected for impact study purposes . He is uncertain as to
whether or not 400 units would ever be built, and as to what the
correct number should be. He further stated it is not their
intention to "over do it, " their~ goal is to provide something
everyone can be proud of and where property values will be
maintained and/or increased. He clarified this is a zoning, not
permitting issue. He expressed concern that the tools necessary
to create a successful village will be denied.
Selectman Marsters interpreted Mr. hace' s position to be
that Mashpee commons Ltd. Partnership is willing to negotiate
the neer of units at the proper time. All of the data has not
yet been properly reviewed in this regard.
Mr. Fudala made reference to the previous Committee' s
specific debate regarding density at the whitings Road area.
Selectman Dinizio asked why it would be in the interest of
the Town to approve construction of eighty-five units a
whitings Road, as it is presently zoned residential for
approximately twenty-five 2 houses.
f
