Ms. Brooks inquired if there is to be an architectural <br /> design amendment included within the Bylaw. <br /> The Town Planner stated he had written the Bylaw some time <br /> ago and would like the opportunity for review to .insure there is <br /> a Planning Board approval provision included. <br /> Ms. Brooks made a point that architectural designs should be <br /> consistent. <br /> 1r. whritenour suggested there be complete consensus <br /> regarding the critical nature of the ability to institute <br /> architectural standards for any changes approved at May Town <br /> Meeting, as they would not be limited to 1► ashpee Commons <br /> development, but would be required Town-wide. <br /> Everyone present indicated they were in agreement. <br /> The Town Planner specified, "As long as you are talking <br /> about requiring a Developer to propose -a. set of standards for <br /> Board review, there is no way the Town could develop a set of <br /> standards by May. ,, <br /> Mr. whritenour determined there was unanimous approval . <br /> Mr. Storrs indicated the analysis shows a dramatic decrease <br /> in traffic, calculations for which will be provided, as well as a <br /> comparison to p.m. peak, further ITE reduction of recommendations <br /> (walking) ; and clarification of ITE individual or shopping center <br /> numbers. <br /> Outline of Sewer Commission Process <br /> es <br /> Ir. Baker made reference to the oSIB Bylaw, asking for <br /> clarification as to whether or not open space could be located <br /> off site; to which the Town Planner answered, Yes, the open <br /> space is most likely off site. " Partly on site, partly off site <br /> is what has been discussed. <br /> Mr. Baker stated he has concerns with the issue of waste <br /> water. He inquired as to when information would be forthcoming <br /> regarding impacts. <br /> . (There was some discussion as to waste water treatment and <br /> disposal . ) <br /> The Town Planner suggested the "worse case scenario" be <br /> considered in the impact studies, which would mean treatment at <br /> the current treatment plant location. <br /> 1r. Storrs stated the ideal scenario would include lashpee <br /> Commons, Windchime Point, and Talanian would treat on site and <br /> dispose off site. ' The best locations for disposal would be into <br /> either Popponesset Bay or Nantucket Sound. <br />
