of the dimensional ional controls, said developer would have to comply
with more restrictive architectural and wastewater controls.
Selectman Marsters recognized Sharon Rooney, who addressed
one of Mr, Baker' s comments by stating consideration be given to
the location of parking to the side or rear of structures) .
situation where there is no buffer, or restriction on parking
location from the roadway, could result in large parking fields .
Mr. Storrs stated that anything more than a forty thousand
(40, 000) square foot lot would require Cape Cod Commission
review.
Ms . Rooney clarified she was referring to any small
commercial developments that could be built elsewhere in Town.
Mr. Fudala stated there is no mandate in the current zoning
restricting parking to the side or rear. He further stated that
parking requirements for a large project are reduced in
recognition of multiple destinations within a single trip.
Individual forty thousand square foot projects would have to meet
the maximum per square foot in terms of parking provided for each
use.
Mr. Fudala did agree that perhaps a review of the overall
'down zoning Bylaw regarding total impervious surface coverage on
lots and what is to be done with the pervious portion should be
made.
Selectman Mareters agreed the issues of required setback,
buffer, and parking should be examined in order to allow parting
in the rear of buildings.
(t'her'e was brief discussion regarding the capping of
parking, encouraging shared parking, and providing -street
parking. )
Ms. Rooney asked if the issue of open space has been
addressed, other than coverage requirements.
Mr. Fudala responded by stating there is nothing in the
Bylaw that would require a certain amount of open space for
commercial development, nor does the Comprehensive Plan propose
a requirement . The assumption is that the larger projects will
meet Cape Cod Commission requirements.
Mr. whritenour suggested the words "he has' in the last line
of Section C on page -I- be revised to read "they have. " or "he
or she has" .
At this point, Mr. Fudala provided copies -of-a' ,sunnary of
the open Space Incentive Development Bylaw for review' and
discussion at the next scheduled Meeting.
- -
