Mr. Fudala stated Mashpee Commons had requested said setback <br /> reduction, which is not unreasonable, and was therefor included <br /> in the amendment . <br /> Ms. Shepley inquired as to Planning Board objection to the <br /> park area amendment. <br /> . <br /> Mr. Fudala stated the Planning Board was not convinced that <br /> a credit for establishing park areas was necessary to encourage <br /> the development of park areas. <br /> The Moderator then recognized Mr. Chace and Mr. Storrs, <br /> Mashpee Conmons Ltd. Partnership, for the purpose of their <br /> presentation of the Master Plan. <br /> Mr. Chace opened his remarks by thanking the citizens and <br /> Committee Members in attendance, as well as Mr. Carter for <br /> moderating. <br /> In his opening remarks, Mr. Chace acknowledged the Native <br /> Americans as being the first residents of the Tows- noting <br /> growth changes throughout the years. Mr. Chace acknowledged the <br /> citizen concern for environmental issues within the Town, as well <br /> as traffic and fiscal impacts. <br /> Mr. Chace acknowledged edged responsibility for issues concerned <br /> with the C-1 property located in the center of Town, which he <br /> owns. He recalled the Town having described this property as a <br /> "commercial center" in 1980 . The recent Local Comprehensive Plan <br /> refers to this property as a Village Growth Center. Mr, Chace <br /> stated the proposal for development of this commercial area has <br /> not been taken lightly. Models of development having been <br /> studied, Mr. Chace stated it to be his belief that a traditional <br /> Cape Cod/New England development would best suit the Town and <br /> that current technologies and expertise would be incorporated <br /> into the development. <br /> Mr. Chace stated the proposal being made would allow for <br /> residences within the commercial area in an attempt to reduce the <br /> number of commercial square feet, as well as make the commercial <br /> development more attractive. The Paan being proposed would have <br /> less commercial development and one that would contribute to the <br /> tax base/revenues . There are currently thirteen 1 residential <br /> mixed-use units.
