Board of Appeals Minutes July 27r 1994 2 <br /> Engineer Jeffrey Johnson represented the applicants. He <br /> presented revised plans for a pier, ramp and float and <br /> explained that the conservation Commission had requested <br /> some changes in the plans . He explained that the water <br /> depths in the area required a pier length of 97 ' to reach <br /> t of water . He said the design was planned to minimize <br /> environmental effects and to meet the setback requirements <br /> and stated that the topography of the ocean floor presented <br /> hardship, <br /> M . Hauver moved to grant a► Variance of 27 ' allowing a pier <br /> length of 97 ' per revised plan dated July 21r 1994. Mr . <br /> Regan seconded, All agreed. <br /> Ms. Hawver moved to grant the Special Permit subject to the <br /> issuance of an order of conditions from the Conservation <br /> Commission. Mr. Regan seconded. All agreed. <br /> Thomas F, and Bonnie A. Smith - Request a Special Permit <br /> under Section 174-25,H,7 of the Zoning By-laws to .allow the <br /> -construction of a two-car garage as a principal use on <br /> property located in an R-3 zoning ditrict' at 266 <br /> Monomoscoy Road (Map 120 , Block 57B) 14ashpee, MA. <br /> Members sitting: B. Govoni, K. Marster , R. Felson <br /> Mr. Smith presented plans for a 26,F x 28t garage to be <br /> built on a vacant lot which cannot be developed for <br /> residential use, Mr. Go oni explained that the zoning <br /> article permitting the accessory use had a height <br /> restriction of 151 and the proposed garage exceeded this . <br /> Mr. Hauck stated that the zoning article wanted to prevent <br /> two story buildings , Mr , Govoni said that the Board could <br /> not grant the request without a Variance in the height <br /> restriction. Mr . Govoni calculated that the building would <br /> require a . pitch. Mr. Nelson asked what the building <br /> would be used for and Mr . Smith said it would be used for <br />` storage . <br /> Mr . Govoni explained that the Board could grant the Special <br /> Permit and Mr, Smith would have to conform to the height <br /> requirement or apply for a Variance. Mr . Govoni suggested <br /> mr.. Smith apply for a Variance and that the Special Permit <br /> hearing be continued. <br /> Mr . Mar tern mored to continue hearing to September 2 . <br /> Mr . Nelson seconded. All agreed. <br /> Mr . Marsters and Mr. Govo i said applicant should present <br /> framing plan. <br />
