MASHPEE ZONING BOARD OF APPEALS
MEETING MINUTES
JUNE 27, 2018
5. The as-built plan submitted to the Board did not depict front yard setbacks from
Cotuit Road, the dimension is 36.4 ft. which is the non-conformity, and is now
depicted as a 3 ft. deduction of the deck, and is now 33.4 ft. Also referencing there
is no percentage of lot coverage depicted on the plan. The applicant must submit
on the building permit application to the Building Inspector that the project does
not exceed the maximum lot coverage for this project.
Mr. Pittsley seconded, yes, Mr. Goldstein yes, Mr. Blaisdell yes, Mr. Furbush, yes. All
were in favor of the deck extension project.
OTHER BUSINESS
-21 Wilsons Grove: Owner, Dave D'Alesandro to discuss a change to his approved
Written Finding(Finding-2016-27). The Board to determine if considered a minor or major
modification. Also, the Board to determine if an extension of the Written Finding is
required.
Mr. D'Alesandro, the homeowner represented himself for the project. His project was
approved two years ago to enclose the rear deck to house his washer and dryer. He provided
a written narrative, and photos of his project. He said he is looking for an extension on the
original Written Finding because he had personal situations to address and could not submit
his building permit application. The Written Finding expires on July 18, 2018. He is
working on getting pricing from general contractors, but was not sure he would secure a
contract before the expiration date. He thought he would be able to apply for the building
permit as the "homeowner"to assume all responsibilities of the project, but decided to hire
a contractor. He is looking for four requests; the first one he is requesting to extend the
Finding for 90 days, the second request is to extend the length of the wall 1.3to add a
closet.
Mr. Mendoza has no issues with this request.
Mr. Bonvie made a motion that David D'Alesandro of 21 Wilson's Grove of a request for
a modification of the existing Written Finding(Finding-2016-27), consisting of an addition
on his house of an existing deck was approved for 5.4 ft.,the Board is allowing a maximum
extension of 8 ft. on that same existing deck. The motion is made'that the Board finds this
to be a minor modification. The Board is allowing the applicant an additional one year
above and beyond his existing deadline of July 18, 2018. The applicant has until July 18,
2019 to secure a building permit on this project.
Mr. Blaisdell seconded, yes, Mr. Goldstein yes, Mr. Pittsley, yes, and Mr. Furbush, yes.
All were in favor to allow the applicant his extension request and the additional footage for
the project.
5
