Schedule- has slipped by a week or 2 , Can probably be picked up in the
design development phase .
Bu.d.-q - Ian has analyzed the cost model fora Daedu 1 us and had several
differences . They were not available the last few day but he hopes to
resolve the difference by next meeting . They were not working with the
same information as Chartwell .
He is concerned about the projected site costs *
Paul explained the total project cost is $110 per sq foot that includes
everything , building , fields , sewage treatment plant. Therefore it is not
just a site problem ( cost) , it is an overall project problem. I t does not
matter haw you slice the pie - total is 0 , oo o00 . Paul has budgeted
1 . 8 million for the site ; the sewage treatment plant was in the building
costs . If we can get the State to exclude the STP from the formula, that
savings can be passed onto the project. Bob Cramer thought he could make a
case to the stated
Ray asked , since the STP is included with the building budget, does that
mean the building sq footage should be 181 , 000 with 2 , 000 for the STP?
Paul said it depends on how the state will calculate the money . Will they
give us 183 , 000 plus 2 , 000 for the STP we need to know where we stand
with them;
Ed said we will need to malke a decision on the plans before we have an
answer from the State . we could get 2 , 000 sq feet out of the building i f
we had to. If the Mate does not exclude the STP, either the budget goes
up, or some space cores out.
subconsu 1 tants- Chartwell is waiting for approval from the Town for Tams
and Beacon . The STP review RFP is going out to 3 consultants . Bob
wh r i tenon r explained he wanted all the design and project manager
subconsu 1 tants to go to the se 1 ectmetn for final appreal , since they are
the awarding author i t .
Paul explained that Ian needs approval for these now. The subcommittee had
the approval autho r i ter and they gave it to him. He now needs a letter from
the town .
Bob Whritenour said he will more forward with approval for Chartwell
subconsu 1 taus now,
MEETING WITH PERFORMIMSG ARTS CENTER GROUP
M r. T . . Thompson and John P r``oc os from Graham Lund architects were
present. Their presented a video about the performing arts center.
Bi` 11 Marti ros said o r i ' na 1 1 y he heard this project wou1d be 10 acres. Now
he hears 35 acres . The site study traffic study reported there will be
19 , 500 cars per day on Fite 1 1 . He asked Mir. Thompson is they have
projected the number of people attending their performances?
Mr . Thompson explained they have a 10 year business plan , with a spec i f i c
number of concerts . 1st year will be 65 performances , 10th year there will
be 75 performances . They tried to plan conserprati e1 . Total number of
attendants in the first year will be 25 , 000 peop1e. when he mentions a
setting like Tang1ewood , he means the environmental setting , not the scale.
Peter asled how much developable land they were originally given?
Mir. Thompson said a total of 35 acres but wli tli the setback form the river
about 20 developable ac res
3
