Raul asked for a brief overview of who would work on the team
Mr. Roc i l l o said Le he r McGovern would work , during design development, with
MMA. They have a technical services group and will provide in house
consulting services and value engineering , lifecycle costing . This allows
us to give you the best advise , We will set up weekly meetings with the
architect and are in constant communication during the design phase . We
have the technical firepower to do it . We don ' t however, want to over due
it. We will negotiate with you
Merry Sue - your said you will bring a project manager to this project, do
you have these people on staff"
Mr. Pocillo said yes , they do. They have people working on the NYC schools
and in Chicago and Houston , all with a lot of school experience.
Merry sue asked if they have people with MA state GESS experience"?
They will be working with SRA on that, they do have MA experience.
M r . Roc i l l o said they have a woman with tremendous school experience that
he is thinking of. LMB will give the Committee 2-3 resumes the chance to
interview them and choose the best for you. You will have the opportunity
to choose that person .
Bill dart i ros asked what their fee i s based on, without giving exact
numbers. ?
Mr . Roc i l i o said it is done in different ways, It i s not based on a
percentage of the architect' s or construction fee, that is not an adequate
way to give you the best service . First we will develop the scope of
services and the amount of hours that it will take , We will cap i t.
Bill Jones said there will be an- unprecedented change in the cost of
heating the building over it' s life* The system must be flexible and have
the potential for more advanced technologies, i .e . heat recovery systems,,
Is that within your scope to look at it specifically and make an analysis?
Mr . Roc i l l o said they have that ability but it i's a joint process with the
architect. We can jointly decide the best system. He does have experience
with deo thermal heat pumps , they are cost efficient and viable. A major
concern of the Edison pro'ect is energy. We will be very much involved in
that and will give you the opportunity to look at different types of heat
sources .
M r, Herbo l t of SRA said they will be looking at all of the things which
could effect your energy costs--- lighting , glass , HVAC etc.
Bill Jones asked them, in their e pe r i ence , how many architectural firms
sone up with a value analysis study on their own efforts?
Mr. Herbo 1 t said he did a study on just this point while at the Kennedy
School * Most architectural firms in Boston don 't have enough in-house depth
for all the areas of expertise/disciplines i t requires , In his experience
architects don ' t do it unless they are forced to. Architects are typically
concerned with the long term and are conservative, they want systems that
are well documented , tried and true.
,doe asked how they would interface with the architect, on this issue
specifically?
Mr. Foci l l o said they would be right to the point. They are very
successful with their ability to work with architects. We are careful not
to do design work .
Paul asked about maintenance manuals, what would the committee expect, what
would be an acceptable maintenance manual for the school , considering it
will be custodians running the school ?
3
