building cost would have to get down to 90 per sq foot if outdoor
facilities are to be kept as shown on site plan. The building cost i s
still $loo per sq foot.
There is no allowance for inflation and Chartwell feels there needs to be.
Paul told Daedalus the project will be bid in Feb/Mar. 1995 , what is the
effect?
We responded they know that and the Pricing reflects that .
Everyone reviewed the revised estimate.
Internal partitions increased but there is still nest i on , on the
estimators part, of how much CMU vs , wallboard will be used . He grade some
assumptions in the estimate.
Mechanical Electrical - large increase from the September estimate why?
Joel said is has come down $450,000 from the Oct, 18 estimate. The
September estimate was based on a square footage cost only .
Paul said that was supposed to be a goal sMMA would try to design to.
Based on history and past jobs , this area seems war out of whack .
Ray said the total building cost is 100 per sq foot, which compared
historically to other projects is close to where it should bel
Paul said i t is really $10 5 per sq Foot because the STP was shifted to the
site work , which it should not be . The site development i s way off from
what was originally budgeted . The finished project has to be completed for
$110 per- sq foot, no matter how you break it out, Today it is $1076
Paul explained the ball fields got to this point because Mash pee has a
shortfall and we are now trying to make up for that on this very tight
budget.
Toni wren said there are 2 areas of big dollars, mechanical and site work
Bob said they will have to look at mechanical , electrical again , Tonight
the Committee has to address the site and try to bring i t down
Bob explained they prepared a list of items which SMMA believes are value
added and they request the money in the contingency be moved over .
Paul said the first two items Brick exterior and duel fuel boilers are way
out of whack.
Ed reminded him the numbers the Committee used for the value added process
were not their numbersor
Paul said this i s a sore subject with him. This committee specified f roar
day l that this would be a brick building , now sMMA wants to make it a
value adde I He will not eat the whole amount nt his a value added .
Bob said the committee always said it would be a masonry building- that
doesn't necessarily mean brick.
ue1 FuelChartwell said it would cost $66 ,000 , now MMA is saying
180,000
Bois said the location of the oil tank, and the containment of the tank was
no included i n the original number.
- Pedestrian walkway - up o 1 d Barnstable Rd, the committee has not decided
upon that yeti,
outdoor maintenance storage and outdoor athletic equipment storage
those issue have to be dealt with. Paul said these do not look cheap 40
per sq foot seems excessive.
- Motion Detectors and CCTV- Paul agrees they are value added but there was
7
