Construction Progress/Auditorium (continued) page 2
channels to make them well aware of the work status . Paul said
the Academic Winch will be finished on time with no problem. We
have already told everyone that we feel the auditorium will not
be ready; we also said the last area that may not be ready is the
kitchen. To date, his feeling remains the same. Discussion
followed. Paul said the dining area will be ready as soon as the
ceiling is washed and painted; this will eliminate eating in the
classrooms , labs, etc .
Paul explained that the one question to deal with is at what
stage the job is done so that we can accept the building subject
to a few rooms. Upon question from Tom regarding keys , Paul
informed they should be given to the architect as part of
"project close-out" ; he feels Chartwell should be there as a
method of making sure we have everything so that there is a nice
coordination with the Building Maintenance people. Paul pointed
out that the drawings show we are really dealing with two
separate buildings . . . the fire door could be pulled down to
lock off one building. He has spoken with the electric
contractor ' s foreman and the sprinkler contractor; both feel
there is no problem. It is just a matter of all these other
miscellaneous trades completing their work to allow us to open up
. that wing of the building . We still have 4 weeks ; Stone ' s
substantial completion date is August 23rd. We have seen a
remarkable difference these past 4 weeks . . . a lot of work has
been completed . . . we need to keep pushing to get the remaining
work finished.
More discussion followed concerning the stops in work in various
areas . Paul explained that although these stops have only been a
few days , he recently let David Patrick know that they have
become major hurdles when we are down to only 30 days . David
agreed and will definitely look into the matter. His count and
Paul ' s count of the weekend staffing is much different. Upon
question of what ramifications there may be upon missing the
substantial completion date, Paul explained that, basically, it
calls for penalties including damages ; however, it will be a
tough number to see until we get down to the end. The damages
could include a number of items ; he feels this will become a
litigation issue.
Upon question about furniture delivery arrangements , Manny
informed there will be 5 truck loads starting on August 12th; the
student furniture is assembled and will come off the trucks in
designated storage locations because the classroom space will not
accommodate all of it. Paul feels there should be no problem
with the classroom furniture; he explained they should be out of
that Academic Wing by August 12th. At present, the worst areas
are the E Wing and the stairwells; the stairwells only require
painting and some punch list items . Upon question, Paul
explained that once the punch list items are completed in each
classroom, the classrooms will be free to put in the furniture.
