Proposed demolition of existing. structure and <br /> construction of single family dwelling, septic system modification and coastal bank <br /> restoration and mitigation plantings. NOT. <br /> .esohree Area: Land Under ocean, LSCSF, Coastal Seawall,Buffer Zone. <br /> Michael McGrath'was representing the applicant. He distr'buted additional information to <br /> the Con nnissioners. He reviewed the resource areas on the plan which included the flood <br /> zones. There is land that belongs to Popponess t Beach Association Inc. in between the <br /> property rty line and the seawall. The intent is to tear down the old house and build a new <br /> dwelling. The proposal house.is slightly larger, so 1,1.4 . square feet of mitigation plantings <br /> is required. A natural vegetated area exists between the lay -and the seawall. plans call for <br /> removal of the invasive plantings, rototilling and adding a lager of C -sand and plant <br /> American beach grass. The project sloes conform to the- ashpee Wetlands Bylaw and the <br /> Wetlands Protection Act. The Notice of Intent includes an agreement with Iopponesset <br /> Association for the upkeep and maintenance of the site. <br /> The Agent noted the proposed dwelling is slightly larger than the original but is outside of <br /> the coastal bank. It is within land subject to coastal storm flowage which has been factored <br /> into the mitigation. Mr. Wilson noted there are no flooding issues in the area. The Agent <br /> said there is no Natural Heritage jurisdiction. He also stated that the septic system will <br /> remain the same. <br />
