<br />HEARINGS: <br /> <br />6:00: Steven F. & Donna M. McDonald, 126 Wading Place Road. Proposed <br />demolition/reconstruction of single-family dwelling, installation of swimming pool, <br />spa and connecting boardwalk, septic system upgrade, tree removal and native <br />vegetation plantings. Continued from 7/26, Commission requests relocation of <br />garage away from resource area. NOI <br /> <br />Resource Area: Salt Marsh, LSCSF, Coastal Bank <br /> <br />Tom Bunker, BSS Design, represented the applicant. He reviewed the original plan <br />presented on 7/26 and the new updated plan. He explained the applicants are seeking a <br />permit to raze the existing house and construct a new four-bedroom house on the lot with <br />an upgrade septic system. The house will be in roughly the same position as the existing <br />house near the road. Also planned is a swimming pool and spa, patio, lawn areas and <br />walls. About 1,200 square feet of the native vegetation behind the proposed garage must <br />be removed but 2,724 square feet of native vegetation will be planted to achieve the 30% <br />native plant coverage required by regulation 25. The plantings will be in two areas. One <br />is along the right-hand lot line to form a continuous vegetated corridor from Wading Place <br />Road to Spoondrift Cove. The second area will be along the left-hand lot line from the salt <br />marsh landward. He noted the septic system will be located in the left front yard as far <br />from the wetland as possible. All roof runoff will be directed to drywells and the limit of <br />work will be maintained for the duration of the construction. <br /> <br />The Agent noted the Board of Health has submitted their comments. Plans under review <br />for a conventional Title V system to accommodate an existing four-bedroom dwelling. <br />Application is under review. He noted the grass will have to meet the lawn standards and <br />noted on the plan the lawn area and the mitigation to be planted will enhance the area. He <br />said everything that was of concern at the last meeting has been addressed. <br /> <br />Public - No comment <br /> <br />Motion: Mr. Sweet moved to Close and Issue, seconded by Mr. Dalton.
