Mashpee 130 Shoppes Inc <br /> Bill Hulbig <br /> Modify Planning Board Special Permit <br /> Retail and Medical Use <br /> Tom Fudala stated that this application is a minimal change that original Special Permit is for retail <br /> use and they want to change to medical use. Peter Scanlon, Executive Director, addressed the <br /> meeting and said copies of floor plans were submitted. Sign already approved...they are just <br /> changing names on the sign. He said it is strictly an interior change. <br /> • Building is 6,900 square feet. <br /> • 2 small buildings out back are not part of this meeting. <br /> • Commercial zone allowed use. <br /> • Joel Clifford stated they should review Chapter 34 to see if fire alarms and sprinklers are <br /> required in the building under Section 8 Edition of the Building Code. <br /> • Applicant said there is existing fire alarm system in the building which will be modified for this <br /> use. <br /> • 6-7 doctors planned for the building. Glen Harrington stated the septic flow is based on <br /> number of doctors in the building. Applicant said these are not medical doctors—this is <br /> counseling so it's more of office use than medical office. Glen said then it would be just <br /> straight office use. Tom Fudala noted this sort of falls under the clinic use under the zoning <br /> by=laws. <br /> • Glen Harrington advised Board of Health needs something from the engineers to say that the <br /> change of use will fit into the existing capacity flow of the septic. Glen suggested Peter <br /> Sullivan of Sullivan Engineering should draw something up to say it's an office use and show <br /> it's within the capacity per 1,000 square feet—use 75 gallons/day. <br /> • Glen asked whether there was any use in the building since septic was installed. Response, <br /> "no" <br /> • Catherine Laurent advised that the last time she was at the site there was still landscaping <br /> work that-was outstanding along Ashumet Road. Catherine said earthen berm issues along <br /> Route 130 is filtering into Town drainage along 130. Applicant said they will check out but they <br /> believe problem was off a different property. Catherine said she may speak with them about <br /> doing something temporary because it is washing into Town drainage. <br /> Motion: Scott Carline motioned Plan Review to approve pending confirmation of Chapter 34 <br /> review regarding fire alarms and sprinklers and a letter to the Board of Health regarding office <br /> septic capacity; Glen Harrington seconded this motion; and it was unanimously passed by <br /> Plan Review. <br /> Motion: David Kooharian motioned Design Review approves as recommended by Plan <br /> Review; Bob Nelson seconded the motion; and the motion was unanimously passed by <br /> Design Review. <br /> 3 <br />
