Plan date: August 7, 2018, Plan Scale: As shown, Prepared by: <br /> Falmouth Engineering, Revision date: 8123/18 ---- Add River Name & Riverfront <br /> Areas, Revision date: 9110118: Revise 8' wide pier section to 4' wide. Signed by: <br /> Michael J. Borselli, Civil Registered Professional Engineer. No. 35054. <br /> 3. Conditioned on all Town Department comments read into the record. <br /> Mr. Gould seconded. All were in favor of the dock request for a Special Permit. <br /> 21 Metacomet Road: Owner, The 21 Metacomet Road LLC c/o NJCJ LLC, request a <br /> Written Finding under §174-33 (Setback from water and wetlands) of the Zoning Bylaws <br /> to allow for an addition on property located in an R-3 Zoning District, (Map 125 Parcel <br /> 63), Mashpee, MA. <br /> Mr. Gould recused himself from this hearing. Sitting in on this hearing are the four regular <br /> Board members and Associate Member,Brad Pittsley. <br /> Mr. Michael Borselli,with Falmouth Engineering represented the applicant for the finding <br /> request. He said that the existing house is non-conforming to the setback from the wetlands <br /> because the existing corner of the garage that's on the property is only 48 ft. to the edge of <br /> the saltmarsh. He is proposing to do some minor renovations such as re-siding, re-roofing, <br /> a wrap-around porch, and an 8 ft. extension to the existing garage. It will become an 8' x <br /> 12' garage, and will meet the setback to the wetlands. There is no more creations of non- <br /> conformity with the home renovations. The Board approved the dock at a previous hearing. <br /> The Board and Mr. Mendoza wanted to confirm,that the renovation of the garage will not <br /> require a variance. They requested that the applicant provide a revised plan that needs to <br /> be stamped and signed. <br /> Mr. Furbush asked if there's a possibility of an accessory apartment. Mr. Borselli said they <br /> are not creating an accessory apartment. The Board will make a condition that there cannot <br /> be an accessory apartment without returning to the Board of Appeals. <br /> Sharon read the Inspection Department comments into the record. Scott read the Board of <br /> Health comments into the record. Mr. Blaisdell read the Conservation Department <br /> comments into the record. <br /> There were no more comments from the Board or audience. <br /> Mr. Bonvie made motion to issue a Written Finding for the proposed renovations at 21 <br /> Metacomet Road with the following conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a Written <br /> Finding under Mass General Law 40A Section 6. <br /> 11 <br />
