MASHPEE ZONING BOARD OF APPEALS MEETING MINUTES JANUARY 9,2019 62 James Circle: Owners, James and Jamie Vincent request a Written Finding under §174-17 of the Zoning Bylaws to allow for an addition, extension of a pre-existing non- conforming structure on property located in an R-5 Zoning District, (Map 71 Parcel 38), Mashpec, MA. James and Jamie Vincent represented themselves for the small addition project. They are proposing to add a 100 sq. ft. enclosure for year round use. The Board reviewed the site plan that was presented to determine if it is becoming more non-conforming than what exists. Mr. Gould asked the purpose of the addition. Ms. James said that it will become a small dining area and mud room space. No bedroom or bath. Mr. Blaisdell read the Board of Health comments into the record. Sharon read the Conservation and Inspection Department comments into the record. An abutter approached the Board and said the addition will be an improvement to the neighborhood. There were no more comments from the Board or audience. Mr. Blaisdell made a motion to approve the addition at 62 James Circle with the following conditions; 1. The Board has determined that the applicant meets all the conditions of a Written Finding under Mass General Law 40A Section 6. 2. Conditioned on all Town department comments read into the record. Sharon seconded. Mr. Gould yes, Mr. Pittsley, yes, Mr. Furbush yes, and Mr. Blaisdell, yes. All were in favor of the 100 sq. ft. addition. 4
