ti <br /> sexual excitement as defined by Massachusetts General Laws, Section 31 of <br /> Chapter 272." <br /> *. and by amending§174-25 Table of Use Regulations by adding the following new <br /> subsection 11 Adult uses to subsection Principal retail business and consumer service <br /> establishments: <br /> "(11) Adult Uses subject to the provision of§ 174-45.2) Adult Uses shall be allowed <br /> only in the portion of 1-1 Industrial district bounded by the southeast corner of Map l <br /> Block I. thence southwesterly to the southerly portion of Map 19 Block 9 Haat defines the <br /> separation of the I-1 district with the -5 district; thence northwesterly to the boundary of <br /> the Massachusetts Military Reservation MMR); hence following the MMR boundary to <br /> x <br /> the westerly portion of Map 13 Block 46 that defines the separation of the I-1 district <br /> with the C-2 district; and, thence in a southeasterly direction following the I-1 district <br /> boundary, which parallels Route 13 0, back to the southeast corner o f Map 19 Block 1." <br /> and inserting the letters SP under the I-1 column of said Table; <br /> and finally, by adding the following ing to Article IX Special Provisions <br /> 1174-45.2 Adult Uses <br /> A. INTENT AND PURPOSE <br /> The intent of the section is to regulate the locations of adult uses in order to lessen the <br /> harmful secondary effects on adjacent areas. These secondary effects, which are <br /> documented in various studies include an increase in crime, a decline in property values, <br /> flight of existing businesses, and gradual blight of residential neighborhoods. The <br /> purpose of the Adult Use section is to prevent crime, maintain propel values, protect the <br /> Town's retail trade, and protect and preserve the quality of residential neighborhoods. <br /> The section does not prohibit adult uses, but rather provides reasonable alternative <br /> avenues of expression throughout the Town. <br /> x' <br /> B. SPECIAL PERMITS REQUIREMENTS <br /> Adult Uses must comply with the following requirements in addition to <br /> the requirements in § 174-24 C Special Permit Use: <br /> 1 Dimensional Requirements: Any proposed Adult Use must comply with the following <br /> minimum distance separations: <br /> a A minimum one thousand 1000) foot separation is required from any <br /> other Adult Use. <br /> 2 <br />
