Note: The applicant noted its intention to establish both a manufacturing use and retail use <br /> at this location. The manufacturing use will require internal fire suppression systems not <br /> currently present in the property. Any future agreement with regard to the manufacturing <br /> use should require a review and recommendations by afire safety engineer. Depending on <br /> the materials used for product processing, and the volume to be stored by the applicant the <br /> existing structure may not meet building codes as currently designed for storage of <br /> hazardous materials. Further, Industrial Drive is a private road with ongoing maintenance issues. <br /> TripleM—29 and 41 Echo Road <br /> • The applicant's projected daily customers are pushing the threshold traditionally built <br /> into Mashpee Zoning limiting retail activity to anything that produces less than 300 <br /> vehicle trips per day. <br /> • To mitigate impact,the applicant shows a queuing lane within the road layout of Echo <br /> Road. A queuing lane within the road layout will not be allowed; the site should <br /> accommodate all parked and queued vehicles. <br /> • Further,the committee recommends removal of the gate house so there is unrestricted <br /> access to the parking facility as well as the perimeter fence along Echo Road. <br /> • The site plan indicates that the existing employee parking facility will not be replaced. <br /> The Committee recommends the applicant provide a solution to the loss of employee <br /> parking. <br /> • The Committee noted that TripleM is the only Registered Medical Dispensary in the <br /> Commonwealth to have been shut down by the Department of Public Health for <br /> pesticide use in their product. <br /> Note: The applicant currently operates the Registered Medical Dispensary in Mashpee. <br /> CCC Mashpee Holdings LLC—77 Echo Road <br /> • The applicant's projected daily customers are pushing the threshold traditionally built <br /> into Mashpee Zoning limiting retail activity to anything that produces less than 300 <br /> vehicle trips per day. <br /> • The applicant provided a conceptual site plan that show's a parking scheme that is <br /> noncompliant with Mashpee Zoning.The identified overflow parking is proposed as a <br /> pea stone surface and may provide enough capacity, but would still not satisfy the <br /> zoning bylaw. <br /> • The applicant shows a gatehouse at the customer entrance along Echo Road.The <br /> Committee recommends removal of the gatehouse for unrestricted access to the <br /> parking areas to remove potential congestion on a busy commercial/industrial way. <br /> • The Committee could not validate the credentials of the listed Consultant, GRCM Group. <br /> • The Committee has concerns with an 8:00 AM opening time at this location due to the <br /> volume of commercial traffic and abutting residential neighborhood across from Route <br /> 130 and suggests requesting a modified schedule of operating hours. <br />
