MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JANUARY 23,2019 <br /> Mr. Cavossa said that his existing dock has been there since 2004, and there's never been <br /> an issue because it was licensed by Chapter 91. <br /> The Board had a discussion and suggested that the applicants reach out to the <br /> Harbormaster. <br /> Mr. Bonvie made a motion to accept the applicant's request for an extension for Carl and <br /> Christine Cavossa, at 345 Monomoscoy Road until February 13, 2019. <br /> Mr. Gould seconded. <br /> Mr. Goldstein, yes. <br /> Mr. Blaisdell, yes. <br /> Mr. Furbush, yes. <br /> Mr. Bonvie, yes. <br /> All were in favor to continue the meeting until February 13, 2019. <br /> CONTINUED HEARINGS <br /> 317 Great Neck Road North: Owners, James and Nancy Mayou request a Special Permit <br /> under §174-45.4 of the Zoning Bylaws to allow for an accessory apartment on property <br /> located in an R-5 Zoning District, (Map 52 Parcel 20), Mashpee, MA. <br /> Nancy and James Mayou returned to discuss their case. Nancy said that the Building <br /> Commissioner went to measure their house, and she had taken pictures to show the space. <br /> She provided the Board with two floor plans titled A and B as options to correct the issue <br /> concerning the extra bedroom in the apartment, and the high percentage of the floor area <br /> that is not allowed under the bylaw. <br /> Mr. Mendoza passed out the pictures of the apartment and described the layout as it relates <br /> to the floor plans A and B. He said that this is a basement apartment that is pre-existing, <br /> and the homeowners would like to rent it out to their son. They are here to make it legal. <br /> At the last meeting,the Board requested that the applicants setup an appointment with Mr. <br /> Mendoza to take a look at the accessory apartment, and assist the applicants with their case. <br /> He said that the building is 24' x 46' x 2 which is 2,208 sq. ft. It is over the 40% of that is <br /> 883.2 sq. ft. and is over right now by 220.8 sq. ft. He brought the two options to the Health <br /> Agent,who submitted a letter that the homeowners either remove the wall between the two <br /> bedrooms, or make a 6 ft. opening. But there is still a problem with the 40% rule. Her son <br /> made a point that if they make one of the bedrooms into a storage area that would be <br /> sufficient. <br /> Nancy said that the last bedroom closest to the furnace next to the bathroom would be the <br /> better option to make a 6 ft. opening. The Board discussed the options and asked the <br /> applicants if they were satisfied with the adjustments to their floor plan. <br /> 5 <br />
