MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JANUARY 23, 2019 <br /> Mr. Mendoza said if the Board agrees to approve the Special Permit that there be a <br /> condition to have the Fire Department make an inspection to make sure all the proper <br /> smoke detectors, and carbon monoxide detectors are in place in the accessory apartment. <br /> Sharon read the Inspection Department comment into the record. Mr. Furbush read the <br /> Board of Health comments into the record that he reviewed the two options for the <br /> accessory apartment, and both are acceptable. There were no comments from <br /> Conservation. <br /> Mr. Furbush commented to the applicants that if they sell the house, then the new owners <br /> will have to reapply with the ZBA for the accessory apartment. <br /> Mr. Bonvie made a motion to issue a Special Permit to James and Nancy Mayou of 317 <br /> Great Neck Road North. <br /> 1. The Board has determined that the applicant meets all the conditions of a Special <br /> Permit under Mass General Law 40A Section 9. <br /> 2. A Floor Plan provided by James and Nancy Mayou, 317 Great Neck Rd., N., <br /> Mashpee,MA. Depicting the driveway with the following changes. The Floor Plan <br /> will be Plan A, the depicted dining room will be converted into a storage room <br /> which will be non-habitable space as approved by the Zoning Enforcement Officer <br /> as to how it will be created, i.e. an opening of the doorway. <br /> 3. Conditioned on all Town Department comments read into the record. <br /> 4. Conditioned that the Fire Department does an inspection of the dwelling and meet <br /> all requirements of the Fire Department prior to occupancy. <br /> Mr. Gould seconded. <br /> Mr. Blaisdell, yes. <br /> Mr. Goldstein, yes. <br /> Mr. Furbush, yes. <br /> Mr. Bonvie, yes. <br /> All were in favor of the accessory apartment. <br /> 21 Kim Path: Owners, John Henry and Constance M. Henry request a Written Finding <br /> under §174-17 of the Zoning Bylaws to allow for construction of a 16' x 20' deck on <br /> property located in the Popponesset Overlay District and R-3 Zoning District, Map 117 <br /> Parcel 265, Mashpee, MA. <br /> Mark Clancy, with Clancy & Castano represented the applicants and would be the builder <br /> if approved. The deck is off the rear of the house which is 24 ft. from one side and 26 ft. <br /> from the other side, and 80+from the rear. He said the lot coverage is currently 9.32%and <br /> proposed is 12.16%. <br /> 6 <br />
