He Stated he is familiar with working with <br /> impossible budgets and had worked on many projects with budgets in the past Similar <br /> to this project. Mr. Ferro stated that their philosophy is to not gut the building when <br /> renovating but rather to analyze each part and to renovate/repair only what is <br /> necessary. He Stated that this way there is minimal disruption during renovation. <br /> Committee members nbers questioned how this would be possible when, as an example, the <br /> 'electrical wiring on this project would most likely have to be completely replaced. Mr. <br /> Ferro Stated that it is possible and that they have done this on many other projects. He <br /> Stated that any new heating, air conditioning, or electrical requirements could be <br /> installed from either above or below the working offices. Jim asked ghat one or two <br /> projects that Mr. Ferro thought were Similar to theirs. Mr. Ferro responded that they <br /> had probably done a dozen similar projects. He stated that renovation/restoration of <br /> buildings is ghat they Specialize in. Bob Fox asked what he thought about using the <br /> basement as office space and asked what he thoughts were about the idea of putting <br /> vaults done there. Mr. Ferro Stated that there were many possibilities for the basement <br /> to be utilized as office space. He Stated that they had good luck in the past with <br /> raking basement Space look glamorous. He also Stated that there were ways of <br /> accessing more light from the windows. Mr. Ferro explained that there will be new <br /> regulations corning out in the future prohibiting basement vaults and that this would <br /> have to be looked into as the project progressed. He recommended using fireproof <br /> storage instead of a vault. Bob Ilhritenour asked for his thoughts on how they could <br /> complete this project with minimal disruption to the operating offices and how he felt <br /> this would impact the overall project budget. Mr. Ferro Stated that they had never <br /> worked on a project where they had to Stop the offices from operating during <br /> renovation. He stated that because they would be creating new Space, they would <br /> temporarily move offices around during the restoration project. He Stated that because <br /> of their minim listic approach to renovation, they cause minimal disruption. Bob <br /> Whriten ur asked him if he felt it would be necessary to use trailers as temporary <br /> offices. Nor. Ferro Stated that he had not ever had to use trailers on any of his projects <br /> in the past. Jim asked how Mr. Ferro could possibly use this minimalistio approach <br /> when the entire HVAC System would most likely need replacing. He stated that he felt <br /> it was possible and that he could guarantee the least disruption possible. Mr. <br /> Laurence Mated that he had not Seen the present system so he could not State what <br /> system would be most appropriate. However, he Mated that they would go in and <br /> analyze building's requirements and present their recommendation based on their <br /> analysis. A brief discussion was held regarding the mechanical requirements of the <br /> building. Bob Fox asked how he could assure that the contractor and subcontractors <br /> would adhere to this r ini alistic approach. Mr. Ferro stated that he feels the key is in <br /> the Specifications and contract documents that they produced. He Mated that in <br /> addition he completes a walk-through with the contractor and Subcontractors to assure <br /> their understanding of the project. Greg asked if they Saw that the porosity and the <br /> condition of the mortar was not in the condition that it should be in and considering its <br /> additional deterioration over the next 20 or so years, what would be their <br />
