Minutes of Meeting of
Mashpee Plan Review Committee
Held Tuesday, May 21, 2019
Mashpee Town Hall Waquoit Meeting Room
Evan Lehrer, Town Planner
He had the same concern as Glen regarding the road becoming a cut-through, and
the plan shows a 20 ft. wide driveway into the site from Rte. 28. Evan wanted to
see some creative striping solution to narrow the visual impact access to'force
drivers to slow down. Matt said that he could add some speed tables and will look
into other ways to mitigate that situation. Evan had no other comments.
Drew McManus, Conservation Agent said that there is no wetlands jurisdiction.
Rodney Collins, Town Manager
He met with the Town Planner and the applicant. He believes this project will be
very welcoming for the needs of the Town.
Tom Rullo, Fire Chief
• What the setback is from the roadways and if there is an architectural
conception. Matt said it's about 76 ft,from the front property line of Rte. 28
to the Building.
• What is the setback of the driveway on the South side? Matt said 30 ft. The
parking lot is much closer.
• There can be no storage of hazardous materials outside.
• Referencing Page 2 of the plan: The building is not sizeable for sprinklers
however he saw domestic fire protection water services. Matt said he is
finalizing the plan with the tenants.
• Entrances for the tower truck. Are the turns mitigated? Tom is concerned
about the analysis off of Shellback Way. The fire truck approach would be
off Rte. 28. This needs to be reviewed.
• Hydrant out front is good.
Chief Rullo had no more comments.
Motion:
Glen made a motion to approve with the following conditions;
• Shellback Way is a private way, and a determination is required as to who
maintains the private way, and any repair that needs to be done through
normal traffic.
• Review ways to slow down the through traffic from Rte. 28, and also review
ways to restrict the entrance for illegal activity in the entrance from Rte. 28.
• Fire Department to determine if the building will be sprinkled and review
the turning radius for the tower truck.
Evan seconded. All were in favor.
6
