MASHPEE ZONING BOARD OF APPEALS <br /> Petitioner: Habitat for Humanity of Cape Cod,Inc. <br /> Owner of record: Estate of Leonard Mendes <br /> 341 Great Neck Road North(Map 60 Parcel 13) <br /> Mashpee,MA 02649 <br /> CP-2019-29 <br /> 22. On May 22,2019,Andrew McManus,Conservation Agent submitted an electronic <br /> comment to the ZBA; "this property is not within wetlands jurisdiction." <br /> 23. The Board received letters of support from local residents and were read into the <br /> record. <br /> 24. There were two direct abutters present at the hearing and voiced their concerns and <br /> comments for the record. <br /> PROJECT AND PROPERTY DESCRIPTION <br /> 1. The Project at 341 Great Neck Road North is depicted and described in the Petition, <br /> and in the site plans submitted by J.M.O'Reilly&Associates,Inc.,dated 4/8/2019. <br /> 2. The Property will be divided into two (2) lots, Lot A: 21,720 sq. ft., and Lot B: <br /> 17,978 sq. ft. The Property contains 39,698 sq. ft. of land. It does not conform to <br /> current Zoning size of 80,000 sq. ft. required within an R-5 Zoning District. <br /> 3. The Project calls for construction of two(2)ranch style, single-family homes with <br /> a farmer's porch. Each home will have three(3)bedrooms, one full bath, and one <br /> half bath, open full basements, and two parking spaces. The construction can be <br /> amended to accommodate families with disability requirements if needed. <br /> 4. The Project site has access to electrical service, and town water. The homes will <br /> each be serviced by individual septic systems. <br /> 5. The Project landscaping will be comprised of native vegetation and will be drought <br /> tolerant. <br /> 6. The Project has the possibility of including solar panels as part of their <br /> construction. <br /> FINDINGS: <br /> 1. There are 363 affordable housing units at(5.2%) in the Town of Mashpee as <br /> of September 14, 2017. The Board the Board finds that the Town has a <br /> continuing need for affordable housing and that this Project will provide such <br /> housing. The goal is 10% for the subsidized housing inventory. The Board <br /> finds that the Project is consistent with the Town's Affordable Housing Plan. <br /> 2. The Board finds that the Petitioner has considerable expertise and a vested <br /> interest in developing and managing affordable housing. <br /> 3. The Board finds that the Project is consistent with the houses in the immediate <br /> surrounding area. <br /> 4 <br />
