45
I
MINUTES July 30 , 1992 3 BOARD OFHEALTH
lip Mr. McQuaid explained, the Board 'is concerned with the
design flow calculations for the facility as there are pro-
posals for additional amenity buildings and single family
homes.
Mr. Grossman stated the clubhouse has been completed.
We designed the sewer effluent from the clubhouse to the
ori-si temporarily as we are hopeful the treatment plant
will be on-line by next year. "The next amenity area will be
adjacent -to the clubhouse. " "We were unsure as to what the
owner was .proposing for future amenity buildings, so we re-
served an additional 20,000 gallons. " "In regards to the
single family homes, we met with the Planning Board and set
self-imposed l imitations as to how many bedrooms will be core
structed. 1' We now have less than originally approved. 11 "The
concept is changing from a mix of townhouses or attached
single family hoses to detached single family homes . but
condo iniumi ed. 11 "There is a difference of opinion with the
State that you cannot sewer a single family 1of. " "Without
lot lines we have bypassed that issue." "Twenty-mine single
family lots,, which were sold by the previous owner of which
we have no control over, may be tied into the treatment plant
pending State approval ." *, 'The 'ten w i ting *townh ses have a '
leaching system on site which may be tied in at a future
date."
 } y F
N 99
Mr. Greelish stated one of the* Board's concern was
tie-in of the residential area,.
Y
Mr. Pare stated," they ,have f i 1 ed a*gr-oundwater discharge
application with the State. "The plant w111_"be completed
prior to obtaining authorization to tie-in with those
separate lots.
R
Mr. Grossman stated the model homes will be constructed
south of Quinaquisset Avenue*
Mr. McQuaid recommended the installation of a tight tare
for the model homes.
Mr. Grossman agreed with Mr. Mc uaid's recommendation as
tight tanks would not require creating a subdivision or
separate lots and there would be no discharging, "We do not
live in or utilize the model homes. "
Mr, Greelish stated this Board will support the project.
"We would like to be briefed in a few months on how the
project is progressing. "
