Minutes of Meeting of
Design Review Committee
Held Tuesday, June 4, 2019
Mashpee Town Hall Popponesset Meeting Room
loop for fire truck access. There's parking on the left side and handicapped access
in the front. There's a 75 ft. setback with a grass swale, and they will install some
natural trees and boulders along the edge.
The building is a Morton Building will have a nice color scheme and an eyebrow
on the gable end in the front facing the street. There will be shutters around the
windows, and cupulas on the roof. There all individual contractor bays, and will be
condominium ownership.
There will be landscaping on the 4 ft. strip in the front, and along the edge of the
lot. The dumpster is in the rear on a concrete pad and will be fenced in.The lighting
will be building mounted only. There will be lighting on the sign, but will submit that
at a later time. There will be no light spill on the neighborhood. There are 40
proposed parking spaces, and two handicapped in the front. There will be no
parking in the rear because of the overhead doors. There's a small bump-out
section in the rear that will house the sprinkler and utilities. There's no variance
requests needed.
Jon does not have any issues. He likes that the building is centered on the lot.
Joe told the applicant he has to return for the signage approval. Charlie had no
questions.
Miles suggested that the front wall area could be defined with a color variation, or
define the roof line above the doors to give the side of the building more depth. He
suggested maybe to extend an element out at the base of the building that divides
the space between each contractor bay, or define that with separate colors. Miles
.thought the cupolas on the roof were rather small for the size of the building..He
suggested maybe have one on each end, and one in the middle a little larger. Miles
asked what the light fixtures will be on the building. Dan said they will be LED light
packs on the building. There will be a doorway bulb on each door. Miles would like
to see an overhang on the building along the walk way of each door.
Dan thought maybe an awning on the door would define the front. He said that the
building is not visible from the street, and it's expensive to alter these buildings,
but he will discuss the suggestions with the contractor.
Motion:
Jon made a motion to accept the project as presented with the following
suggestions;
• The cupolas on the building to be larger, one on.each end and one in the
middle.
• 8 LED lights building mounted fixtures on the building to break up the
fagade.
• Roof eyebrows or canopies over the entrance doors.
3
