Minutes of Meeting <br /> Plan Review Committee <br /> Tuesday, July 16, 2019 <br /> There will be 23 required parking spaces situated on the side of the building, <br /> and two handicapped in the front of the building. There are bathrooms <br /> proposed in 'each unit. Also present was Dan Ojala, with Down Cape <br /> Engineering, Lou Seminara, the Builder, and Tom Fair, Owner to answer <br /> any questions. <br /> Dan said that the project is not in a Zone-2 of a public well. This is a Cape <br /> Cod Commission DRI that meets the 5 parts per million standard. There's a <br /> dumpster pad in the rear. The handicapped space in the front is for ease of <br /> access. There is a low impact storm water drainage design to capture all <br /> the water runoff. There will be catch basins installed with manholes <br /> discharging to a grass lined pit. If that overflows, it will flow into a subsurface <br /> drainage. The roof will have down spouts to travel toward the drywells and <br /> meets storm water guidelines. They provided a storm water management <br /> maintenance plan. Tom owns the landscape business and will keep it nice <br /> and neat out front. The Design Review approved the project with conditions <br /> to provide the signage, and a couple of lights out front. There's no need for <br /> the free standing lights. There will only be low level LED's that cast over the <br /> parking lot. The committee asked for the cut sheets on the LED's. They also <br /> requested a couple of windows be placed on the building. There will be one <br /> on the gable end in the back, and there will be one over the staircase to <br /> provide natural lighting in the corner of the bump out. There will be no <br /> sprinkler system because even with the mezzanine over the bump out, the <br /> project is still under the setback. There's good fire truck access, and there <br /> will be a foot path around the building, and snow removal management. It's <br /> a nice building with landscaping shrubs along the front. <br /> Glen Harrington: <br /> • Are the contractor bays going to be leased or used by the same <br /> company on the property? Dan said they will be leased out <br /> separately to a carpenter or a tech type shop. <br /> • Dumpster pad to have an enclosure as required, either a 6 ft. <br /> stockade or some similar type of fencing. <br /> • Recycle.as much as possible if there's cardboard. <br /> Title 5 Variance is required which requires Board approval. <br /> • That Variance will have conditions from the Board. <br /> 2 <br />
