Minutes of Meeting
Plan Review Committee
Tuesday, July 16, 2019
Glen noted that there's 3200 sq. ft. septic design. He asked if that Would
cover enough for the office for.both upstairs and downstairs. The floor plan
breaks out the first floor area but doesn't breakout the office area so the
3200 will cover that. Dan said he will check that. He said the design flow is
conservative. Glen said that since the contractor bays will be leased, there
could potentially be other uses. If it goes over the 600 gallons a day, it would
require a denite. He could restrict you to stay under the 600 gallons per day
on the conventional system. Now is the time to do that when construction
starts.
Glen had no more comments.
Evan Lehrer, Town Planner
No comments, but suggested that prior to the public hearing that a Town
civil engineer review the water calculations and offer comment to the ZBA.
He does not have any issues with the parking. No further comments.
Charlie Maintanis, Building Inspector
• Commented that the regulations are AAB regulations, not ADA. It will
be the closest and most accessible and safest location which looks
good.
• Contractor bays use drives the construction in the building code, and
this the least restrictive but to keep in mind that other uses may
increase the requirements for separation and compartmentalization.
• To agree not to put in mezzanines, over the units that will put this over
the 7500 sq. ft. requirements. Dan noted that they will put that in the
lease agreements.
• As discussed at Design Review to add natural lighting. An architect
should look at the energy, code regulations regarding efficiency.
Tom Rullo, Fire Chief:
• What is the intended use of the garage door. Dan said that a floor
drain will be installed because there will be a vehicle. The principal
use is for loading.
• Controlled construction documents will be required.
• Alarm system for smoke and carbon for safety because there will be
a vehicle inside the building. It's for safety for the tenant space, and
offices, and tied into a central alarm system. It could include burglar
as well.
• Caution the owner of the limited amount of fuel storage. He would be
happy to help how to contain the fuel in a certified cabinet.
3
