Site Plan Review, July21, 2004
Page 2
21 Bayview Road
Over 300sf
Suggested having owner sign affidavit for family use only. The special permit for
accessory apartment runs with the property owner and will lapse upon the sale and/or
transfer to another property owner. On an annual basis coinciding with the initial date of
issuance of the Special Permit, the property owner is to submit to the Building Inspector
sufficient evidence to demonstrate occupancy of the principal dwelling unit.
There is passage between basement and Ist floor. Strictly in-law, not accessory.
Currently 3-bedroom; leaching in place for 4-bedroom. Off street parking provided.
Needed: Septic inspection, ZBA special permit for accessory apartment, get plans to
Glen to review septic, the house was renovated in 1994. Hard-wired smoke alarm
system required; sign-off affidavit.
48 Quashnet (no show)
7 Sandy Fox Drive
Accessory apartment (originally permitted for garage conversion to 3-season room)
Carol Coholan presenting.
Currently a rental: Kitchen, bath, living room, and loft with spiral staircase leading to
platform. Any family member does not rent the apartment.
Needed: Inspection for firewall protection continuing to the roof between house and unit;
install heat detector system for fire alarm system (get estimate and install) from alarm
companies or electrician) or remove kitchen; ZBA special permit for accessory
apartment.
131 Industrial Drive
Gymnastics studio
Kathy Toomey
Approx. 7300sf
The building is under construction and is not required to have a sprinkler system. At
present the use group of the building under construction is warehouse and office, the
gymnastics would change the use to assembly. Fire dept. requires a two hour rated
wall, fire detection throughout and two means of egress.
Components are septic company storage and gym.
Owners park in back with gate. Primarily a drop off/pick up kids for class situation.
Parking and the number of spaces were discussed at length. Parking requirements
depend on how the certificate of occupancy is issued. It was agreed that an additional 5
spaces could be added to the parking. BOH would need the water and septic usage
(gallons per day) and a variance to Title V.
