PLAN REVIEW COMMITTEE <br /> COMMENTS RE: 78 Industrial Drive/Kevin Cayer/Manufacture and Repair Counter Tops <br /> The committee met and reviewed the proposal on December 2, 2005 and had the following <br /> comments. <br /> BUILDING DEPARTMENT: <br /> Request applicant supply Construction Control Documents required by Building Code for <br /> construction over 35,000 cubic feet. <br /> Instruct applicant as to need for individual building permits for each tenant fit-out. <br /> In addition to the original permit, each tenant would need an approved building permit and <br /> certificate of occupancy for their individual unit fitout before they could occupy that unit. In <br /> addition to building permits, each tenant may need electrical, gas, and/or plumbing permits if the <br /> mechanicals were upgraded. Further, every time there is a tenant change that tenant would have <br /> to apply for a new permit. This is done to ensure the new tenant use is allowed and the unit <br /> conforms to Building Code regulations. The owner of the property should work with the new <br /> tenants to supply all the information needed on the permit application. <br /> DPW: No Comment <br /> CONSERVATION: No Comment <br /> POLICE: No Comment <br /> FIRE: <br /> Concern expressed as to tight radius for fire apparatus. Sheldon states it is tight but works. <br /> Concern expressed as to possibly moving or adding Fire Hydrant. <br /> Meters should be labeled for the Fire. Dept. <br /> Fire Dept. sprinkler connection should be visible from the front, located to the left of the fenced <br /> area screening the front doors. <br /> No fire hydrant is needed on the site. <br /> Proposed Use Group is F1 <br /> HEALTH: <br /> Concern expressed about drainage issues. Cape and Islands Engineer John Slavinsky states <br /> possible conflict between B.O.H. regulations and Zoning regulations regarding standing water, <br /> but believes all has been properly addressed. <br /> PLANNING DEPT.: <br /> Leaching pits in bio-retention swales should be relocated to the low spots. <br /> Trees should be relocated or removed from the bio-retention swales. <br /> Tree should be removed from the southwest cormner of the building, where it would interfere with <br /> vehicle access to the fenced storage area, and be replaced with appropriate landscaping and <br /> lawn. <br /> Will recommend that Planning Board limit uses to Use Group F1 unless permitted by the Board <br /> after review by Plan Review Committee <br /> 9C 6 d £l 330 �. <br /> H <br />
