The Agent said what came up at the last meeting was missing
information about permitting at the local level. We were able to find the OOC and COC,
everything is in order, the only that remains to be done is to make public access at mean high.
water, which we can follow up with to make sure that gets done before next spring. No other
comments.,
Motion: Mr. Smith moved for a Negative Determination, seconded by Mr. McKay
Vote: 5-0 unanimous
6:03 Timothy W. Leedham, Trustee, 21 Frog Pond Close. Proposed Amendment of Order of AOOC
Conditions 43-2758. . .
Matt Costa form Cape and Islands Engineering represented the owner. The project was
approved, tonight we would like to amend the original OOC to include the removal of an existing
building, regrade and reconfigure the existing parking lot, and add two sheds and a bathroom.
The work that is proposed is located entirely within previously legally developed areas and will
include additional subsurface drainage systems, where there are none currently. All additional
items result in a rnet environmental benefit.
Mr. Swift asked if there will be any septic changes Matt Costa said no, it is a bathroom trailer
that will be pumped out. Ms. Cadoret asked if the wash pad will be paved, Matt Costa said yes,
it's included in the original OOC. Agent said nothing really to add, it's pretty straightforward.
Mr. Sweet asked if Agent is comfortable with the work that has already been completed, Agent
said we have not received a COC yet, but he imagines it will be done.
Motion: Mr. Smith moved to approve the amended order of conditions, seconded by Mr.
McKay
Vote: 5-0 unanimous
6:06 Peninsula.Homeowners Association LLC, 9 Bright Coves Way: Proposed regrading and RDA
reseeding of existing lawn area.and addition of timber access steps.
Caroline Donahue, representative of Peninsula-Counsel presented plans to repair a small
portion that is frost-heaved. It is dangerous to walk on. They are requesting to add soil to
depressed areas to even off and make safer. There is no excavating or regrading, the
Landscapers recommended to add soil. Agent said the stairway is certainly needed.
Topography is uneven. It's straightforward, just filling in grass and seeding. Grass must meet
the Town's code, and we would need documentation of that. Mr. Sweet asked where the timber
logs would be placed? Caroline Donahue said she will be there, they would be recessed into
existing grass. Mr. Dalton asked if this will be steps or a retainer.? Caroline Donahue said not
really, just place at intervals down the slope to prevent someone from slipping. Mr. Sweet said
it's just to make the gradual incline easier, it's very standard. Mr. Dalton said he'd like to see
plans, Mr. Sweet followed up with we don't need to see the plans, but the concern is that you
have your expectations met and that all the neighbors also understand what they're getting.
That's nothing to do with us, just a word.of advice.
Motion: Mr. Smith moved for a negative determination, seconded by Mr: McKay.
Vote: 4-1 motion passes
6:09 Roger Schiffman & Patricia Donnelly;4 Mute Swan Circle.
