Minutes of Meeting of <br /> Mashpee Plan Review Committee <br /> Tuesday, January 19, 2021 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Tom Rullo, Fire Chief: <br /> • Confirmed that there is no change of use. <br /> • Confirmed that there are no storage of vehicles inside the building. <br /> • Confirmed that there are no chemicals being stored. <br /> • Alarm system is an older system, and may have complications with nuisance <br /> alarms. He suggested updating the system. <br /> • There is an existing fire alarm system in the building. <br /> • The front door opens going into the building, and should be corrected because it's <br /> a public safety issue. Also there's an Emergency Exist sign over that door. <br /> • A site visit to be arranged with the Fire Chief and Building Commissioner. <br /> Rodney Collins,Town Manager: <br /> Rodney suggested the Fire Chief and Building Commissioner do a site visit. <br /> Neal agreed to a site visit. <br /> Dave Morris, Building Commissioner: <br /> Dave has concerns with the parking situation. The property is located in a C-2 Zoning <br /> District, and in the Mashpee Overlay District. The bylaw requires parking to be located on <br /> the side of the building or to the rear, and the site plan shows 90% of the parking in the <br /> front. Dave said there's 15 spaces plus a handicapped space, and should be moved to the <br /> side or rear. The parking area needs to be paved prior to supplying extra overflow gravel <br /> parking. He said to refer to bylaw Section 174-24 11. He reiterated that the 15 parking <br /> spaces need to be on pavement to the side or rear of the building. <br /> Also, the building is located in the Historic District which means any color changes to the <br /> building or structural changes will require a meeting with the Historic Committee. <br /> Neal asked what was allowed from the previous business. Dave said he will review the <br /> previous permit. <br /> Mr. Collins commented that he had parked out front in the past, but was not sure if that <br /> was permissible or not, but a violation is another thing. <br /> Glen Harrington, Board of Health Agent: <br /> • There will be approximately six crew people and four office staff. <br /> • The existing septic capacity is 315 gallons a day per person is essentially for <br /> warehouse. He would like that shown on the plan so the proposed use will fit into <br /> the existing septic. The septic inspection was done, but the exiting use should be <br /> shown per Title 5 and show that it meets that use. Neal agreed. <br /> • The Fire Chief already went over that vehicles are not in the building. <br /> • The chemical storage is covered. <br /> There were no more issues. <br /> 2 <br />
