Article 14 <br /> To see if the Town will vote to amend the zoning bylaw by amending Subsection 174-5.E. to <br /> read as follows: <br /> "E. The IC Overlay District shall include those parcels shown on the 1999 Mashpee Assessors' <br /> Maps as Map 81, Blocks 18 and 21, and Map 88, Blocks 2, 19, 20, 23, 34, 36, 37, 41, 42, 80, 81, <br /> 82 and 89, as well as those portions of Map 81, Blocks 17 and 19 which are located in the 1-1 <br /> Industrial Zone and that portion of Map 54, Block 5 lying within 625 feet of the center line of <br /> Route 28."; <br /> amending the first paragraph of Section 174-24.H. to replace the phrase "provided that there <br /> shall be no direct driveway access to Route 28" with the phrase "provided that there shall be no <br /> direct driveway access from the parcel on which said use is located, or from said parcel across <br /> any other parcel,to Route 28 which was not in existence on January 1, 2001"; <br /> amending Subsection 174-24.H.(2) to add the term "major household appliances," after the term <br /> furniture,"; <br /> and amending Subsection 174-24.H.(4) to replace the phrase "Retail establishments which will <br /> not generate greater than 300 peak daily vehicle trips per acre of total site area, per day"with, the <br /> phrase "Other retail establishments which will not generate greater than 300 annual average <br /> vehicle trip ends on any day of the week per acre of total site area"; or take any other action <br /> relating thereto. <br /> Submitted by the Board of Selectmen <br /> Explanation,., This article would expand the boundaries of the I-C Overlay District, which <br /> allows certain low-impact retail uses in a portion of the 1-1 Industrial zone, to include Map 88, <br /> Block 2 (thee "Summerfield Park" business condominium development) and the portion of Map <br /> 54, Block 5 on which the former Augat building and its parking area are located, would allow <br /> such uses to utilize existing driveway access to Route 28 (these uses in 1-1 are currently not <br /> allowed any driveway access to Route 28), would add the sale of major household appliances <br /> (stoves, refrigerators, washers, dryers and similar large items) to the list of items allowed to be <br /> sold at retail and would clarify that other retail establishments which generate no more than 300 <br /> vehicle trips per acre per day are allowed in addition to those specifically listed in the bylaw. <br /> Planning Board voted at a Public Hearing held on September 19, 20013-0 for approval. <br /> Motion made by Kenneth Marsters. <br /> Motion.- I move Article 14 be voted as printed in the Warrant with the exception of the phrase, <br /> "or take any other action relating thereto". <br /> Motion passes by 2/3rdvote at 8-.,51 p.m. <br />
