Minimum Lot Size to be 40,000 square feet, Minimum Lot Frontage to be 200 feet; Minimum <br /> Building Setback to Lot Hines to be Front 75 feet, bear 20 feet, Side 20 feet; Maximum <br /> Building Height to be 2 1/2 stories and 35 feet; Maximum of Lot Coverage to be 20 percent; <br /> Also in the Section 174-31. "Land Space Requirements Table" add a reference to footnote 20 at <br /> the head of the C-3 row and add the following new footnote 20 to the Land Space Requirements <br /> Table: <br /> "20 Except as required by Section 174-25.1. <br /> Amend the Zoning flap to include those parcels currently shown on the Zoning Map as "C-2" <br /> which are located at the northeasterly corner of the intersection of Route 151 and Cold <br /> Barnstable Road and along the southwest side of Route 130 between Asl umet Road and the <br /> Otis Air National Guard Base within the <br /> boundaries of the yew C-3 district, and change the existing C-I-SV and C-1-0 districts to C-1 <br /> districts, as shown on a map entitled "C-3 Limited Commercial District Zoning Amendment" <br /> dated October 2000 which is on file in the office of the Town Clerk; <br /> or tale any other action relating thereto. <br /> Submitted by the Planning Board <br /> Explanation: As recommended in the Comprehensive Plan., this article would convert two <br /> existing C-2 commercial districts to new "Limited Commercial" districts intended to allow <br /> commercial uses which would have less impact on the Town"s roadways, environment and <br /> visual character than development currently allowed in. C-2 districts. The article lists the uses <br /> that would be permitted, clarifies the types of commercial recreation and entertainment facilities <br /> allowed in commercial districts, provides that any permits required in the C-3 districts, which <br /> are in highly visible locations on Route 151 and. Route 13 , and in the 1'` ashpee Center Overlay <br /> District around Town Hall must be issued by the Planning Board, specifies certain standards <br /> applicable to projects, in the C-3 district and eliminates all references to the C-1-0 and C-1-S <br /> overlay districts, located near the 1 lashpee Rotary, which were created in the early 1980s, have <br /> never been used and whose provisions have been superseded by more recent zoning provisions. <br /> Motion made by John Cahalane. <br /> Motion: I move Article 27 be voted as printed in the warrant with the following amendments: <br /> Amend the fourth paragraph regarding Subsection 174-24.C.(1) by deleting the phrase "C-3 <br /> District or". <br /> Amend the paragraph regarding Subsection 1.74-2 .1.(4) to replace the phrase "Planning Board' <br /> in the first line with the phrase "special permit granting authority". <br /> Delete proposed Subsection 174-2 .1.(6). <br /> And with the exception of the phrase "or tale any other action relating thereto". <br />
