MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> TUESDAY,FEBRUARY 2,2021 <br /> There was a discussion between the Board, Attorney Ilana, and Charlie Rowley that <br /> comments are added to the decision regarding a letter submitted by Charlie Rowley dated <br /> February 2,2021. <br /> The draft decision will be revised to indicate that the plan was being approved is the final <br /> one that the peer consultant reviewed dated February 2021. Provided that is has the cross <br /> walk changes that was mentioned,and will be voted on. <br /> Cory Fellows mentioned that the Architect did a calculation check of the height of Building <br /> B,and it will actually be 40 ft.2 inches to the top of the ridge vent. The applicant will need <br /> the height waiver. The waiver is 5 ft. 2 inches. Page 12 of the decision will be corrected to <br /> include this change. <br /> Mr. Goldstein made a motion that the Board approve to close the public hearing regarding <br /> the comprehensive permit application by Preservation of Affordable housing LLC for 950 <br /> Falmouth Road (Route 28) (CP-2020-46), after asking whether anyone had any new <br /> information to present. Norman J. Gould seconded. Mr. Goldstein, yes, Mr. Gould, yes, <br /> Mr. Blaisdell, yes, Mr. Ganzenmuller,yes, and Mr. Furbush,yes. <br /> Mr. Goldstein made motion to approve that the Board vote to grant the comprehensive <br /> permit application by Preservation of Affordable Housing LLC for 950 Falmouth Road <br /> (Route 28) (CP-2020-46) as set forth in a draft decision entitled "Draft Decision" dated <br /> January 27, 2021" which the Board reviewed after considering all evidence and material <br /> submitted, and with the following revisions to that draft decision to be made: <br /> i. The draft decision shall be revised to insert the proper dates of action by the <br /> Board and to indicate the names of the Board members who acted on the <br /> application and the quantum of any vote taken. <br /> ii. The draft decision shall be revised, as necessary,to include the date of the final <br /> revised plan received by the Board and reviewed by the Board's peer review <br /> consultant. <br /> iii. The draft decision shall be subject to review by Town Counsel as to form. <br /> iv. The draft decision at Section D. Conditions Imposed,¶l, shall have the <br /> following sentence added:' <br /> As confirmed by the Town's Health Agent, Parcel C shall not be further <br /> developed due to Title V requirements and the access way for the Project shall <br /> not be extended beyond what is shown on the Plans (i.e.,shall not be extended to <br /> provide for a through connection) without a modification to this decision as a <br /> substantial modification that shall require a public hearing. <br /> 5 <br />
