Meeting Minutes
Mashpee Plan Review Committee
Tuesday, March 16, 2021
Mashpee Town Hall Waquoit Meeting Room
Evan Lehrer, Town Planner
He asked about the material of the pavement processing for the driveway,
and the base load and depth of the material. At Town Meeting back in
October, Section 174-41 explains the minimum requirements for parking lot
design and were amended to require 12 inches not 8 inches specifically of
dense graded crushed stone as a base surface.
Dan said that the pavement will have 12" of processed asphalt gravel, and
2.5" of binder and 1.5" top material.
Tom Rullo, Fire Chief
Wanted to know the width of the driveway, and if the pavement will be along
the side to the back next to the dumpsters. He would like the building
schematic that was approved back in 2018. He asked if the garage openings
are on the south side of the building for access all along the east side. He
asked if there will be vehicles stored inside the building, and if there will be
chemicals stored inside the building.
Dan said the driveway is 26 ft. wide, 24 ft, from gutter line to gutter line, with
a 30 ft. radius. The pavement will be from the front all the way to the back.
The building is under 7,500 so there'is no plan to install a sprinkler system.
Yes, there will be vehicles stored inside. There will be a tight tank with floor
drains. The building will be setup for special hazard with respect to vehicles.
Dan wanted to know if there was a 2-yr. sunset clause for the septic.
Caitlin Cantella, Board of Health
A septic inspection will be required. A public meeting with the Board of Health
will be required for the new construction. A new site plan might be required to
confirm the variance of the septic system.
Scott Carline, Police Chief
He asked how many employees will be in the building, and if there will be a
night shift crew.
Attorney Kirrane said there will be approximately 12-15 employees. This
application is to modify the existing ZBA Special Permit that was previously
approved.
2
