wau+!
Town of M aS h e e Aanniniq Board
16 Great Neck Road North
Aashpee, Aassachusetts 02649
- Historical Areas
- Maritime Areas
- Community Activity Centers
- Industrial Activity Centers
- Military and Transportation Areas
The focus of much of the RPP update and Growth Policy was the identification of Community Activity
Centers.
- Concentration of business and community in a compact built environment with buildings
connected to sidewalks and streets. More walkable and more densely developed than
the other place types. Mixed commercial and residential uses that make it possible to
live and work within the same walking distance.
- The vision is to accommodate mixed use, multifamily, residential, and walkable vibrant
areas. Preserving historic buildings, providing diverse services, shopping, recreation,
civic spaces, housing, and job opportunities at a scale of growth and development
desired by the community.
There are 17 CAC's across Cape Cod. Based on existing features and conditions, towns play a key role
in the vision. These are areas identified with strong foundation and future focused growth. Activity
Centers have different scales, sizes, and intensities. Some may share characteristics to a neighboring
community, one may have a historic village, while another has an urban downtown area.
Strategies for implementation for CAC's
- Encouraging mixed used commercial and residential development in compact form
- Supporting a vibrant downtown area
- Encouraging development at a human scale that facilitates interaction and community
- Developing infrastructure necessary to support a greater density and mix of uses
- Access to transit
- Streetscapes that enhance built environment
Lastly, there are performance measures that help illustrate whether the region is moving forward toward
their RPP vision as a vibrant sustainable healthy community.
Ex.: An increase in housing diversity, in terms of housing type, size, and rental vs ownership, will show
there are more opportunities for all ages and economic backgrounds.
Ex.: An Increase in the number of protected habitat acres will show progress toward safeguarding our
natural environment.
Ex.: Increasing the number of parcels connected to the sidewalk will indicate increased stability for
people to walk instead of using vehicles.
This background information will pave the way for how we look at consistency with RPP in terms of
projects that get reviewed by the Commission through the Development Agreement process.
What is a Development Agreement?
3
