Minutes of Meeting <br /> Mashpee Plan Review Committee <br /> Tuesday, August 17, 2021 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Matt Eddy provided a site plan depicting the location of the proposed building that <br /> fronts Rte. 28/Falmouth Road, and is internally located on the corner of South and <br /> Charles Streets. The parking lot is pre-existing, and the utilities will be tied into the <br /> existing location. The South Cape Village special permit was approved for 160,000 <br /> sq. ft. This lot was originally approved for a 10,000 sq. ft. building under the master <br /> plan, but is reduced to a 4,860 sq. ft. building. The building will be the location for <br /> Sherman Williams Paints, and an unknown tenant space next door. The setbacks <br /> meet zoning from Rte. 28 per the original special permit. Access to the building will <br /> be off of South St. from the existing parking area. The existing parking lot will be <br /> slightly modified from the construction activity. There is a proposed loading dock on <br /> the east side of the building. There is an existing wastewater treatment plant for <br /> South Cape Village, and this building is well under the flow requirement. There is <br /> also an existing storm water management system, and there is a proposal for two <br /> additional leaching basins to capture the roof run off. There is a dumpster proposed <br /> next to the loading dock area, and will be screened from the building. The landscape <br /> plan depicted the lattice and climbing vine features. There will be additional <br /> landscaping along the west elevation, and there is plenty of existing vegetation along <br /> Rte. 28. The Design Review committee recommended some additional plantings <br /> with climbing hydrangea on the lattice, and some additional native plants in the <br /> parking area. <br /> Kate Cadoret, Assistant Conservation Agent <br /> Kate asked about the type of plantings because some species of plants are <br /> invasive. Matt said that there will be climbing hydrangea. <br /> Jack Phelan, Deputy Fire Chief <br /> Jack asked if the FDC noted on the current plan will be relocated. Matt said that he <br /> will work with the architect, and will coordinate with the Fire Department during the <br /> permitting process. Jack mentioned that he will require SDS sheets, and a narrative <br /> of the sprinkler fire protection plan for the building. He also confirmed that the height <br /> of the loading dock is approximately 14 to 15 ft. <br /> Evan Lehrer, Town Planner <br /> Evan mentioned that he discussed the permitting process with the applicant. The <br /> Planning Board consulting engineer has been in contact with Matt regarding the <br /> storm water drainage plan, and any conflict he had, the Planning Board asked that <br /> any details or recommendations of the plan be rectified pursuant to the <br /> recommendations of the Planning Board's consulting engineer. <br /> 2 <br />
