Minutes of Meeting
Mashpee Plan Review Committee
Tuesday, August 17, 2021
Mashpee Town Hall Waquoit Meeting Room
Evan asked about the DRI process, and if the Planning Board will need to take action
first, and then will the applicant go to the Commission for review of their decision.
Eliza said that the permitting process will work simultaneously with the Cape Cod
Commission. The Commission level is a staff review unless they determine that it
requires a regulatory hearing, but it is not a public hearing.
There were no more comments from the Committee.
Evan moved to recommend approval of the special permit modification on a
condition that the applicant confer with the Fire Department regarding the fire
protection amenities included on site, as well as any comments made by the
Planning Board's consulting engineer be adequately added to the plan set for the
approval process.
Jack seconded. There was no more discussion. All were in favor.
9:30 AM Project Address: 41 Mercantile Way
Business Name: Contractor Warehouse Bays
Owner/agent: Capewide Construction, Inc.
Architect/Engineer: Down Cape Engineering, Inc.
Representative: Joao Junqueira
Request: Eight (8) contractor warehouse bays and
associated site work for septic system and drainage per plans.
Attorney, Chris Kirrane represented Joao Junqueira, with Capewide
Construction. Also present was Dan O'Jala with Down Cape Engineering.
The proposal is for an eight bay metal warehouse contractor building similar
to what has been presented in the past year for the adjacent building. The
septic was designed to accommodate if office space is proposed in the
future. The plan was revised the day prior per the recommendations by the
Town Engineering and the Board of Health Agent.
Dan provided a revised site plan for the proposed building that is located in
the industrial zoning district. He said that the area will be nicely landscaped
as with previously permitted buildings. The building use will be for contractor
storage. There will be floor drains as required by code. This is not in a Zone
2. There is grass lined storm water with catch basins with manholes, and
will discharge to a grass lined retention field out front, and has a failsafe
overflow up to a 100 year storm. There will be paved driveway and gravel
in the rear, and enough room for the fire apparatus to get around the
building. There is a nice sidewalk on the east side.
3
