MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> SEPTEMBER 22, 2021 <br /> Mr. Bonvie polled the Board for comments. There were no issues from the Board or <br /> audience. <br /> Mr. Goldstein made a motion that the Board approve 61 Echo Road (Unit B) Petitioner, <br /> Connor Thomas, (Boat Butler LLC) requesting a Special Permit Modification (SP-2021- <br /> 3 8) under §174-25 (G) (4) of the Zoning Bylaws to allow for marine detailing and repair <br /> business on property located in the I-1 and Light Industrial Overlay Zoning District, Map <br /> 19 Parcel 3-6, Mashpee, MA with the following conditions. <br /> 1. The Board has determined that the applicant meets all the conditions of a Special <br /> Permit Modification under Mass General Law 40A Section 9. <br /> 2. The Board determined that the applicant meets the "use" definition under Section <br /> 174-25 (G) (4). <br /> 3. Conditioned on all Town Department comments read into the record including but <br /> not limited to the Fire Department and Plan Review Comments. <br /> Ms. Sangeleer seconded, yes, <br /> Mr. Reidy, yes, <br /> Mr. Ganzenmuller, yes, <br /> Mr. Goldstein, yes, <br /> Mr. Bonvie, yes. <br /> All were in favor of the special permit modification. <br /> 10 Shorewood Drive: Owner, Sharon Sangeleer requests a one year extension of an <br /> approved Variance (V-2020-30) under §174-33 of the Zoning Bylaws to raze and replace <br /> a single family structure on property located in an R-5 Zoning District, Map 58 Parcel 32, <br /> Mashpee, MA. (Note: A Special Permit(SP-2020-29) was issued for this project.) <br /> Mr. Bonvie mentioned to the applicant they could ask for an extension that under the State <br /> statute because all four members would have to vote in favor of the application. <br /> Lexie Sangeleer decided to proceed with the request. She represented the applicant's <br /> request for a one year extension of the issued Variance back in July 2020. The homeowners <br /> felt they had a justifiable hardship because the original Variance was issued during the <br /> pandemic and they discovered that lumber prices were inflated and were in short supply. <br /> Mr. Bonvie asked Dave Morris and Chris Gallagher if they had any comments.
