MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 24,2019 <br /> Jonathan discussed the- Special Permit requirements in the Zoning Bylaws. He also <br /> mentioned the concerns of the Town departments that were discussed during their Plan <br /> Review, The Town Planner has concerns with the size of the building. <br /> Attorney Kirrane said that if you were to comply with all of the requirements of the zoning <br /> bylaw there would be a proposed building on the site which would be less than half the <br /> size of the proposed building. To develop a building 3,000 sq. ft. on the site is not <br /> economically feasible with the cost of the building and development. <br /> Jonathan said he's concerned with the traffic in that area. Sharon mentioned traffic is an <br /> issue and would like to see a traffic study performed prior to construction. Sharon asked if <br /> there will be access from Ninigret into Andy's Market, and would like to see speed tables <br /> installed. <br /> Jonathan mentioned that he recalled a meeting that was held by the State with the Town, <br /> and there may be a site plan. <br /> The Board and Attorney Kirrane both agreed there is a traffic issue in that area.Rte. 151 is <br /> a State road that is overseen by the Town. — <br /> Ron asked if there is a traffic study done from any of the other communities that have a <br /> Dollar store. <br /> Jonathan asked if the State was notified of this project.Attorney Kirrane said not that he is <br /> aware of.Attorney Kirrane said he can provide the Board with traffic counts. <br /> Scott Goldstein agrees that there is a traffic issue,but not just in this area. - <br /> There were no more comments from the Board. <br /> Jonathan read comments from the DPW, and Board of Health, Fire Chief, and Town <br /> Planner from the July 16, 2019,Plan Review meeting for 413 Nathan Ellis Highway. <br /> Mr.King said that he spoke with Glen,in the Board of Health regarding his concerns prior <br /> to the ZBA meeting. Mr. King said that he needs to revise his plan prior to a meeting with <br /> the Board of Health. <br /> Scott asked if the building is metal. Attorney Kirrane said it's a wood frame building and <br /> will be sprinkled. <br /> Charlie reminded the Board that the minutes from Plan Review was a draft, and have not <br /> been approved yet.
