MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT MODIFICATION (SP-2019-36) <br /> Owner of Record; Triple M Management Company, LLC <br /> 29 Echo Road (Map 19 Parcel 3-9) and, <br /> Owner of Record: Ronald P. Gangemi <br /> 41 Echo Road (Map 19 Parcel 3-8) <br /> Trustee of the 81 Echo Road Realty Trust <br /> Mashpee, MA 02649 <br /> SP-2020-28 <br /> Charlie mentioned that the temporary tent depicted on the site plan cannot be used while <br /> the additions are being constructed because it's a safety issue. <br /> Kevin O'Reilly said that the temporary tent will only be used during construction of the <br /> addition as cover for people during inclement weather. Mr. Kirrane said that the tent will <br /> not be utilized until the temporary additions are constructed. The temporary tent will only <br /> be setup after the construction of the small additions are completed. <br /> Mr. Blaisdell said as part of the motion, the temporary tent will not be erected until after <br /> the construction of the temporary additions, and the occupancy permit has been issued for <br /> the temporary additions. The Board agreed. <br /> There were no more comments from the Board, and there were no abutter phone calls. <br /> In view of the foregoing, the Board determined that Triple M Management Co., LLC has <br /> met the criteria for a Modification. Upon motion duly made and seconded at the Public <br /> Hearings on Wednesday, August 26, 2020, the Zoning Board of Appeals voted <br /> unanimously to issue a Modification to the existing Special Permit(s)(SP-2015-33 and SP- <br /> 2019-36) under §174-24 (J) (K) (C) and §174-24 (C) (9) (a) to allow for construction of <br /> two temporary wing structures (12 ft. x 32 ft.)to be used during construction, and removed <br /> upon completion of construction of permanent addition authorized by Special Permit <br /> Decision SP-2019-36, on property located in an I-1 Zoning District, Map 19 Parcels 3-8 <br /> and 3-9, Mashpee, MA. Owner(s) of Record: Triple M Management Co., LLC (#29) and <br /> Ronald Gangemi (#41) with the following conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Modification to a Special Permit under Mass General Law 40A Section 9. <br /> 2. Site Plan: Prepared for: Triple M Management Co, LLC, 29 & 41 Echo Rd., <br /> Mashpee, MA. Prepared by: Cape & Islands Engineering, Assessors Information: <br /> Map 19-3-8 & Map 19-3-9, Drawing Title: Site Plan — Temporary Additions <br /> Grading & Utilities Plan, Date: June 17, 2020, C-121, Rev.: 1, Date: 6/26/20, <br /> Description: Revise Septic Inverts, Add Recommended Septic, Installation <br /> Phasing, Add Holding Tank.
