MASHPEE ZONING BOARD OF APPEALS <br />MEETING MINUTES <br />DECEMBER 9, 2020 <br /> <br />6 Autumn Drive: Owners, Thomas J. and Deborah L. Perry request a Written Finding <br />under §174-17 of the Zoning Bylaws to allow for construction of a sunroom and covered <br />porch of a pre-existing, non-conforming structure on property located in an R-5 Zoning <br />District, Map 22 Parcel 10B, Mashpee, MA. <br /> <br />Mr. Steve Cook, Cotuit Bay Design, and Mr. Perry were presenting this application. Mr. <br />Perry would like to construct a sunroom on a patio that he constructed in the spring. He is <br />also adding a covered porch. The current setback from the property line of the existing <br />deck is 30.3 ft. on Autumn Drive, and the covered porch will be setback 31.3 ft., which is <br />not getting any closer to the property line. The proposed lot coverage will be 18.4%. The <br />house is pre-existing, non-conforming and sits 30 ft. from the property line on Attaquin St. <br />The lot is 12,509 sq. ft. Mr. Perry said that the deck is on the ground, and is not elevated. <br /> <br />The Board had a discussion regarding the existing patio, and determined that the deck <br />project requires a footing, but it is not creating a new non-conforming situation because <br />the Written Finding allows for extensions and alterations. <br /> <br />Mr. Furbush would like a revised plan depicting the distance from the existing pergola to <br />the property line. There were no comments from Board of Health or Conservation. <br /> <br />Mr. Bonvie made a motion that the Board issue a Written Finding to Thomas J. and <br />Deborah L. Perry under §174-17 of the Zoning Bylaws to allow for construction of a <br />sunroom and covered porch of a pre-existing, non-conforming structure on property <br />located in an R-5 Zoning District, Map 22 Parcel 10B, Mashpee, MA. <br /> <br />1. The Board has determined that the applicant meets all the conditions of a Written <br />Finding under Mass General Law 40A Section 6. <br /> <br />2. Site Plan: 6 Autumn Drive, Mashpee, MA.
