•February 27, 2015 <br />Page 6 <br />with all applicable regulations, statutes, bylaws and plans and in a tasteful manner <br />consistent with other businesses operating in Mashpee. <br />Public Health And Safety <br />The proposed business is a benign use that will not adversely affect public health <br />or safety. The business operations will involve a relatively small amount of fluids utilized <br />in automobile maintenance and repair such as motor oil, transmission fluid and brake <br />fluid. These materials will be handled and disposed of in accordance with applicable law. <br />Further, the building will have floor drains that empty into a double -walled tight tank <br />which will be pumped out by a properly licensed hauler. These measures will adequately <br />protect the public health and safety. <br />Demand On Community Facilities <br />The proposed project will not cause excessive demand on community facilities. <br />The business is a low impact business. It will have only a minor effect on traffic and a <br />negligible demand on public facilities. <br />Surface Or Groundwater Quality Or Air Quality <br />The proposed project will not significantly decrease surface or groundwater <br />quality. All roof runoff and stormwater that runs off the impervious areas will be <br />captured by catch basis and directed to the detention basin at the rear of the property. <br />The catch basins will be maintained in accordance with the Stormwater Operation and <br />Maintenance Plan. The materials used in the automotive repair aspect of the business <br />will be used exclusively inside the building. The materials will be low in volume and <br />stored in accordance with applicable law. The building will be outfitted with floor drains <br />that drain to a double -walled tight tank. The tank will be pumped as needed by a <br />properly licensed hauler. The project will be no appreciable effect upon air quality. <br />Wildlife Habitat. <br />The proposed project will not have adverse impacts on wildlife habitat or estuarine <br />systems. The proposed project is situated within the Mashpee Industrial Park in an <br />Industrial Zoning District — a location designated by the Town as appropriate for <br />commercial and industrial enterprises. There are no wetlands on or near the site and the <br />Premises is not near an estuary. The Premises is not within Priority Habitat of Rare <br />is <br />Species and Estimated Habitat of Rare Wildlife according to the Massachusetts <br />Natural Heritage Atlas. <br />
