Special Permit <br /> Johns Pond Center Realty Trust and M151 Realty Trust <br /> Dino' s Sports Bar Route 151 and NinIgret Avenue <br /> The Board agreed to continue this ratter to the <br /> October 5, 2005 Meeting. <br /> Definitive Plan <br /> Mic-key Westman - 5 Wood road, Sandalwood Subdivision <br /> Discussion of Proposed Modification to Subdivision <br /> The Chairman called this matter to order and <br /> recognized Mr. Westman. <br /> Mr. Westman explained his desire to construct an <br /> addition to his home. He provided a packet of information <br /> for each of the Board Members to which references were <br /> -made. The proposed addition does encroach upon the <br /> existing 0-ft . open space buffer. <br /> The Town Planner explained the existing easement was <br /> placed on the plan in the 1970' s as approved by the <br /> Planning Board at that time. 'There is an open space <br /> perimeter that runs- around the entire Sandalwood <br /> Subdivision as a buffer. No driveway access is allowed <br /> t-hrough the easement . Mr. Westman would require from the <br /> Planning Board, a modification to the Definitive <br /> Subdivision- Plan that would remove the easement indication <br /> from the plan, or change the width of said easement . <br /> The Town. Planner advised Mr, Westman to appear before <br /> the Board tonight with his proposal for comment prior to <br /> engaging in said Definitive Plan process . <br /> Mr. Westman informed the Board that the removal of any <br /> additional trees should not be necessary in order to <br /> complete said proposed construct and that the existing <br /> buffer between Timber Landing Road and his property would <br /> remain intact . <br /> Mr. Westman explained that he has made attempts to <br /> situate the proposed addition in- other areas of his <br /> property, but that it is just not structurally or <br /> economically feasible. He stated, "It is just unpractical <br /> and would have had environmental concerns for professional <br /> design to do it in any other location". <br /> 6 <br />
