The Chairman -read the Public Hearing Notice into the <br />record and called this matter to order. The Town Planner <br />explained the proposed Articles.: <br />Article # - I-1 rezoning for six residential lots. <br />There is a second Petition Article by the owners of he <br />property for the rezoning of other parts of the existing <br />Industrial Zone., the IC overlay District. <br />The Article was submitted by the Planning Board as <br />pa-rt of the Town's effort to extend Romar Drive to Great <br />Neck road South to serve as a bypass to t-he rot-ary area, <br />and to provide a connection between the Industrial Park <br />area and Great Neck Road. Two industrial lots will be <br />created in place of the six residential. <br />proposal for a connector road has been included in <br />the Town' s planning since 1990 as called for in. the <br />Comprehensive Plan. <br />The allowed uses in an Industrial Zone are industrial <br />and office space. Detail and residential use is not <br />allowed. A Special. Permit would be required by the <br />Planning. Board or Zoning Board of Appeals for any proposed <br />project in this location. <br />Public Comment <br />The following speakers were recognized by the <br />Chairman; <br />Dick Boyden, 16 sugar Pine Circle - Are abutter to this <br />proposal. one of the major concerns is for future building <br />in the three existing lots. He inquired as to height <br />restrictions, a-nd the possible construction of a medical <br />i <br />building. <br />The "Iowa Planner responded by explaining that height <br />restrictions are lower in. the Industrial. Zone than in a <br />Residential Zone. Medical offices would be permitted at <br />this location, as would any type of office space. <br />The 'Iowa Planner explained the required building <br />setback between Industrial and Residential is fifty -feed., <br />as well as an approximate fifty -foot buffer as part of the <br />Special Permit process. <br />3 <br />
